Your family will love Ann's Beach House for your family holiday. A large detached beach house in a stunning coastal location with all the comforts of modern living; including wood-burner, balcony, hot tub & FREE WIFI. Pet friendly.

Spacious, contemporary coastal styling with a big west facing garden that backs rights onto the beach. Our quirky 'upside down' beach front house is the ideal base for your perfect family holiday, summer or winter. If you are into surfing or any other water-sports, this lovely property is perfectly located to experience the West Coast of Wales.

Once you've dived into the waves, chill out on the balcony, watch the dolphins play and enjoy the amazing sunsets over the bay. Ann's Beach House has double glazing and full gas central heating.

We can comfortably sleep 9 guests, but we can accommodate 10 by utilising our comfortable Z-bed, £35 supplement applies.

ACCOMMODATION: Upstairs:

Living & Dining area at the top of the stairs.. apart from the amazing views, you will immediately notice the focal point of the open plan living room, being our stylish wood-burner. The spacious living area is bright with large windows overlooking the coast. There is comfy seating for up to 8, a coffee table, 40” TV/DVD & a Sony music centre CD/FM/ player. To the one side is an extendible oak family dining table with 8 leather hi-back chairs. And best of all there is a big balcony off the living area and enjoying stunning sea views.

Kitchen: Also on the 1st floor is the fully fitted kitchen with a 4 ring electric cooker. Large fridge and freezer, dishwasher, microwave/grill type, kettle and 4 person toaster. The kitchen is extremely well equipped with ample crockery, glasses and cooking equipment. Guest cloak room with WC & wash hand basin.

Double Bedroom:Just off the living room is a double bed with built in headboard/bed side tables.Built in shower cubicle.Chest of drawers.

The ground floor:

Twin room: Sleeps 2. Just off the entrance this room has 2 single beds, a built in wardrobe and bedside table.Bunk room: sleeps 3-4With adult size bunk beds, a single bed and a ZED bed (can be moved to any room). This room has a TV/DVD and Sony Play Station to keep the kids entertained. Double wardrobe, dressing table & bedside tables.Views of the garden & the beach.

Master bedroom: sleeps 2 ..Double bed, 2 built in wardrobes, dressing table & bedside tables. This room also has an 18” TV & freeview. Views of the garden & the beach and an En-suite shower room with WC, wash hand basin. There is also a travel cot & high chair available on request.

Family bathroom: Bath & a glass shower screen with a shower over the bath, bidet, WC & wash hand basin.In the garage we have a pool table! Outside: STOP PRESS A fab 5-6 setter hot tub is now in place with a lovely decked area. (see new images) If you don't fancy staying inside, head out to our sunny west facing garden or enjoy the views from the balcony. There is a driveway to the front of the property with parking for two cars, plus off road parking for more.

Outside, behind the decking and hot tub there is a large grassed garden & stone patio with a brick built BBQ, sun loungers, sun shade, a big 10 seater wooden picnic table and in 2016 we added a elevated wooden decked area at the bottom of the garden with a view right over the beach.

This is a West facing garden ideal for sunbathing and al fresco dinning. The beach is right in front of the garden and the garden enjoys the sun all day until sunset. All the properties along the sea front on this part of Plas Edwards have an uninterrupted sea view and it's written into the deeds that the owners cant erect fences or hedges to spoil that view. The grassed garden areas run into each other, but are enclosed at the extremities. The owners or guest all respect each other space and Its certainly safe for kids to play. Inside the garage is a freezer, washing machine, tumble dryer and storage area for bikes, boards & wet suits.

Pet friendly. Dogs are welcome on the beach except in the restricted area.

Whether you are looking for adventure, or a relaxing break away from it all, you will find everything within easy reach. Snowdonia National Park is just a stone throw away, with the stunning Cader Idris only a 10 minute drive from the property. As well as a fantastic sea front location and views towards Bardsey Island & The Llyn Peninsula, Ann's Beach House is also only 5 minutes' walk away from the town centre, with all amenities including a doctors surgery, restaurants, pubs, shops, cinema and more.

It is the guests’ responsibility to insure against any losses that may occur should the need to cancel their holiday arise.

Short breaks when available: Monday- Friday 4 nights & Friday-Monday 3 nights.

Changeover day is SATURDAY in the main season.

Maximum of two dogs with a £35 per dog surcharge applying. Sorry, no puppies.

Prices inclusive of energy, bedding & towels. Please bring your own beach towels.

HOT TUB:

Guest have use of the hot-tub located on the rear patio from 9.00 AM until 9.45 PM each evening (no later as it is in a residential area), on the full understanding that they use it in an accordance with the instruction provided at the property and that Lounge Holidays and or the owner do not accept any responsibility for death, personal injury or failure of the equipment in connection with the use of this hot-tub. If you use the hot-tub and its equipment incorrectly or do not follow the instruction provided at the property, we will hold you fully responsible for any loss or damage caused to it and any associated equipment provided. It is your responsibility to use the tub safely and the look after the associated equipment provided. We draw particular attention to the instruction that all guest shower and remove make up, deodorants and sun tan lotion before using the hot tub. Guests with fake tan applied are not permitted to use the hot tub. The water is changed & treated regularly in accordance with the manufacturer’s instructions, but if we need to do an unscheduled change of the water as a result of incorrect use, we will charge you £50.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If the property manager agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
