A recently built provencal villa especially convenient for one or two families with kids (6 ADULTS + 2 JUNIORS in bunked beds and babies if any). The Villa is located on a small hill between Valbonne and Mougins, in a closed domain of 8 other houses, with video camera at the Domain's entrance.The 1867 sqm property is entirely enclosed and has its own private pool (9 x 4 m-depth 0,55 to 1,60m) ,heated on request and secured with an alarm in line with the latest security norms . The atural grass is being replaced in 2023 by synthetic grass due to recent watering restrictions, likely to occur again with the rapid climate change.The jaccuzi for 5 people (with supplement) is nearby.Around : 8 sun beds on the lawn ,3 parasols or better , the 40 sqm of the covered patio overlooking the pool, also the place to be for lunch and dinner(+ 2 sun beds). In the lower “restanque”,is a private 'jeu-de-boules' ,with lights for evening games, inviting teams to practice this typical French sport.Small kids and juniors will enjoy the wooden area behind where several games are waiting for them.The south/south-west orientation is superb , also the flowered entrance.

There are 3 bedrooms with large cabinets (shelves/hangers), all with double beds (190x 180cm wide),two of them can be set as twins on request . Two rooms with ensuite showers ,washing basin and WC are on ground level, the master bedroom and main bathroom (2 washing basins/bathtub/shower,WC) are on the first floor. .This floor houses also the kids'corner (with aircon) set for 2 in bunked beds, next to but separated from the master bedroom .This floor has a balcony with view protected by an electric shade (which close itself when windy , likewise the terrace downstairs), with chairs and table.

There are one full bathroom and 2 showers , please see the bedrooms comments .

The guestroom is next to the entrance hall downstairs , making 4 toilets in total for the house.

The house is protected by an alarm and also all its windows and the bays have electric shutters ;Central Air Condition, Outside solar shower

A Gym corner in the covered terrace(patio) facing the pool includes 2 machines: threadmill, bicycle.

Several games for the kids : table football, trampoline, ping-pong, swing and slide, sand box.

A flat screen cable TV with the French and Foreign channels and in addition Netflix, Primevideo and Disney+ (free of charge) both downstairs, and upstairs, washing machine (8 kgs) and large Dryer (9 Kgs) and backup fridge in the laundry room. Main kitchen fridge is a Siemens American fridge. Weber barbecue grill using charcoal. In addition to the dining and sitting areas, the main living room (60 sqm/4 double bays) allows a study corner with teak desk ,internet trough optic fiber. The internet box supports wifi smartphones and tablets.

An arbor has been erected in the wooden part with round glass table and chairs , a hammock hangs between 2 trees.

The villa is officially rated " MEUBLE DE TOURISME" 5 Stars.

We always welcome the guests ourselves and see them at departure time . We live in Mougins , about 7 kms away , and can be called if needed . Irrespective of the length of stay ( 1 or more weeks) , we come with helpers every Saturday morning from 10 am to change the linens, clean the villa , pool and garden. In high season , the pool is monitored by a professional twice a week and the outdoor hot tub also twice a week by ourselves. A local tax is payable at arrival: 2.70 euros per adult and per night. If Elsie and Daniel (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
