Standard facilities provided within the rental

Oil central heating throughout

Fully equipped kitchen with all utensils, cutlery, crockery and glassware

Electric cooker, dishwasher, microwave, washing machine, tumble dryer, fridge, freezer etc.

All duvets, blankets, bed linen and bathroom towels are provided

Four TV's are provided; the lounge also has DVD , CD player and radio.

Hairdryers and clocks and TV's in each bedroom

The premises are let for holiday accommodation purposes only, this is a strictly no smoking property

The usual check in time is 4pm (subject to unavoidable delays). The check out time is 10am

You are obliged to leave everything in a clean and tidy condition and you are responsible for any damage done or loss sustained during your stay.

We reserve the right to alter prices on the web site either up or down. We will advise you of the current price at the time of booking

We reserve the right to terminate a holiday after the keys have been handed over, if the unreasonable behaviour (this includes smoking in a property designed as a no smoking property) of anyone in your party is likely to cause danger or annoyance to others or damage to the property (no refund will be given)

The owner has the right to enter the accommodation without prior notice if special circumstances arise.

The owner will not be liable for the loss or damage to articles or vehicles, their accessories and contents are left entirely at your risk during your stay.

Your pet, a charge of £25 per pet per week or short break is made for each dog or cat. You must bring your pet basket with you and ensure that your pet does not lie on the bedding or chairs under any circumstances. Pets must not be left unattended in the property or elsewhere

20% deposit is due on booking to secure your reservation, the rest of the payment is due 4 weeks before the start of the holiday

The cottage has a spacious well equipped kitchen,comfortable lounge, 4TV's.All you need is yourselves and food provisions(a supermarket delivery can be accepted by arrangement ) an additional folding Z bed can be placed in the downstairs bedroom by request.Fantastic countryside views from all windows A100sq m South terrace overlooks the garden planted to attract birds and butterflies.

Thank you very much for taking the time to give me such a good review, as far as the dog is concerned we don't mind dogs using our part of the garden as well and there is a reasonable fence surrounding the whole garden although no fence is completely dog proof. I do hope you will be able to visit us again

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Beryl (the owner) a message.

If Beryl (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
