From the owner

This traditional farmhouse is set on a hilltop with total privacy and un-interrupted views over open fields to the front and with a south-facing pool. It is situated just 3kms from the medieval village of Caylus which has shops, mini supermarket, bakeries, bars, restaurants, post office, pharmacies and leisure activities (including tennis courts & lake for picnics). The historic market town of Villefranche de Rouergue is approximately 20 minutes’ drive with all main supermarkets and commerce.

The house is also within easy reach of the medieval town of St Antonin Noble Val (20 minute drive) which was the location for the film 'The Hundred Foot Journey' starring Helen Mirren. With its varied sporting activities, including: kayaking, rock climbing, zip wire, horse riding etc, the surrounding countryside also provides ample opportunities for walking with around 35 local mapped hiking routes & cycling (the Tour de France passed through Caylus in 2016). The area offers deep history, combined with varied geography and scenery.

The Property

Enclosed and gated gardens of over 5,000m² surround this hilltop property. The garden is laid to large expanses of lawn, ideal for children’s games, and offers natural shade. There is ample parking to the rear of the property as well as a small garage. A large stone terrace area and separate wooden decked area are set directly in front of the property for dining, with views to pool. The house has been very tastefully renovated to maintain many original features (exposed stonework and ceiling beams, original eviers, etc.), whilst at the same time being extremely well-equipped with top of the range facilities and furnished to a modern, contemporary style. A light and spacious fully equipped, open-plan kitchen/dining room, a lounge with lots of easy seating and a separate TV lounge with a wide range of 'free to air' channels (including the main UK channels), DVD player and various game consoles.

Main House

Ground floor: 2 living rooms, large kitchen/dining room equipped with the very latest hi-tech kitchen. Each of the ground floor rooms have garden doors to access the garden and outdoor dining terraces and decking area.

First Floor

Master bedroom (30m²) with kingsize bed & ensuite bathroom (bath with shower attachment, double basin and toilet)

Bedrooms 2 and 3: Single bed plus 'Z' bed for children OR super kingsize double bed (180cm) in each room with shared connecting Jack and Jill style bathroom (tiled shower cubicle, basin WC)

Independent annexe (25m² - sleeps up to 4 people)

Completely independent, ideal for teenagers or grandparents/ friends. The Annexe comprises a large bedroom/ sitting room with double bed and easy seating (which can be used as a further double bed), fridge, kettle and a TV with French channels; and ensuite bathroom with fully tiled shower cubicle, toilet and basin.

Hi Ismael. We are so happy to hear that the house is just perfect for you and your family, and that you love the area. It is indeed a dream house in a fantastic location, and with so much to do and see nearby. We have noted your maintenance concerns and feel disappointed that you have not noted this to us directly (neither during the stay nor thereafter, despite us trying to reach out to you) nor to the caretaker whilst at the property. We note, however, that some of your concerns seem magnified and down to personal preferences. As you know, we are only now emerging from the Covid-19 pandemic that placed significant travel restrictions – both externally into France but also internally within France (to the extent that the caretaker was not allowed to visit the property for significant periods of time). Upon arriving at the property earlier this year, after an absence of 2.5 years due to these restrictions, the owners were delighted to see the maturing of the garden, and in particular the hedge at the front of the house. You may call this hedge wild, but it is designed to be so, with the rest of the garden being pruned and regularly maintained. Most of the pictures on our website were taken only last year and illustrates this, and since then, further pruning of hedges near to the terraces and flower beds, and general management of the garden, including new gravel, have taken place. It is also noted that the significant drought over the summer (with no rain since June until late August) has impacted the lawn and wider garden significantly, despite the irrigation system in place. Garden furniture has been gradually replaced in recent years, including new parasols, sun lounges (both by pool and house) and smaller tables & chairs (which again you can see from recent photos versus older photos of the property). Over the past year, significant other work has taken place at the house, including new decking near and around the pool, new winter pool cover & bespoke storage unit, internal and external repainting, new soft furnishings, as well as replacement or additional new furniture such as desks to allow working-from-home and new dining table chairs. The wifi solution has also been upgraded this Spring (2022) from the satellite solution installed in 2014. The owners note your concerns about the tiles – which relate to a handful of tiles in a larger area – but unfortunately, both the water pressure and the minor creases in the swimming pool floor are construction-related matters since the property was developed and pool installed 15+ years ago, prior to your first visit.
