The Annex is situated in a stunning modern extension to an Edwardian farmhouse in the middle of farmland near York in the historic village of Bolton Percy.

Say hello to the Shorthorn cattle in the field next door or watch the wheat growing the field behind you. All this within five minutes walk of the ancient village pub.

The luxurious modern accommodation features vaulted ceilings and limestone floors with underfloor heating to all areas. In the two large ensuite bedrooms we can accommodation up to 4 Adults.

Couples or families with children small or large will enjoy the fresh air and peace and quiet of the Annex. Bring your mountain bike and go for a 1 mile ride up the bridleway to the next village.

Bedroom one - features a King Sized bed with a Harrison Spinks high end pocket sprung mattress and a beautiful en-suite with bath and shower.

The open plan living area with it's exposed brickwork and vaulted ceiling features and kitchen area with induction hob at the North end. At the Southern end there's a large antique refectory table and seating area with a 42" flatscreen 3D TV.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send The (the owner) a message.

If The (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
