Kirklandbank is the ideal base for a relaxing or active holiday in glorious Perthshire - with mountain bike tracks, wildlife and wonderful country walks all on the doorstep. The farmhouse is set within woodland on a small hill farm on the edge of the Highlands. There are amazing elevated views over the Vale of Strathmore from every window. Well away from public roads so safe for kids to free-range.

The farmhouse has been recently renovated to provide all modern facilities. Woodburning stoves in the kitchen and sitting room make for a cosy evenings and contemporary Scottish furnishings complement the period features of the house, which dates from 1812. The town of Alyth is nearby (1 mile) with shops, pubs and restaurants.

Loads of outdoor sports in Alyth and immediate surrounds. Mountain bike routes directly from the house and built tracks, skills loop and pump track 200m from the house at Alyth Bike Park. World class angling on the Rivers Isla and Ericht and on the River Tay. Golfers are spoilt for choice with 3 courses within 5 miles, the oldest designed by old Tom Morris. There are a multitude of walking routes on Alyth Hill and Den of Alyth where you can spot abundant wildlife - red squirrels, deer, hares, stoats, buzzards, owls, red kites and an abundance of other birds regularly seen. For something more serious there are Munro's and Corbetts aplenty nearby in the Cairngorm National Park and Angus Glens. The Cateran long distance trail is on our doorstep. Plenty of space for storing gear and drying waterproofs - not that it rains much in Scotland anyway ; )

Guests are welcome to help on the farm feeding chickens, collecting eggs and gathering sheep. We breed Hebridean sheep which are pure black and full of character. Visit from mid April onwards to watch the hilarious antics of our new lambs.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Marian (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
