We fell in love with Regal Palms as soon as we saw the magnificent lazy river, 2 heated pools, waterslide, jacuzzi, sauna, steamroom and fitness centre. Our son did test out the lazy river, waterslide and pools and wholeheartedly recommends the facilities. What can be better than coming back from the Parks and relaxing on the sun lounger next to the pool whilst the children (and possibly you) enjoy the waterslide and lazy river. The resort has a volley ball court. The pools are heated all year round.

The resort has an indoor kid's fun zone, which includes a 4,000 square feet state-of-the-art resort arcade room, featuring an indoor playground offering an interactive experience all connected by bridges, tunnels, crawls and decks.

The 4 bedroom and 3 bathroom executive townhouse provides all the facilities you will need during your stay. Towels, linen, cutlery, glasses, plates, kitchen utentils etc are provided. We even have a porcelain tea pot!. The two en suite bedrooms have either a king (upstairs bedroom) or queen size (downstairs bedroom) 14" Hampton and Rhodes Premont luxury pillow top mattress.

The ground floor is tiled and the stairs and first floor twin bedrooms have carpet. The upstairs master bedroom has laminate flooring. Complimentary Wifi internet is available in the house.

Prices do not include the 12% Florida tax. The house will be cleaned after your departure and the cleaning charge will be added to your quote. The rental fee does not include cleaning during your stay but an additional cleaning service can be requested from our management company but you will be charged by the management company for these extra costs.

Our house is managed by an independent management company.

Please note that check in is at 4.00pm and check out is at 10.00am. Earlier check ins or later check outs can be requested but this is depending on no guests departing or ariving on the day due to the time required to clean the house. A fee may be charged. If you would like to guarantee a late check out then it is advised to book an extra day.

Our house has 3 bathrooms, 2 of which are en-suite. One of the en-suite bedrooms is situated on the ground floor, with the other three bedrooms located on the first floor.

A DVD player has been placed in the living room and a selection of children games, DVDs and books are available in the house.

Wifi internet is available for your use, all you need to bring is your laptop/tablet etc. In addition, free WiFi is also available at the clubhouse/pool area.

A highchair, stroller and a travel cot are available for your use at no extra charge.

We have cable television in all rooms, a 42” TV in the living room and a 19” TV in each of the bedrooms.

The property has a small covered terrace area at the rear of the house with patio table and 2 chairs. Car parking is at the front of the house with space for two cars.

The clubhouse complex is fabulous and apart from the pool area also has a large restaurant and bar, poolside tiki bar, games room, fully equipped gym, spa and beauty complex, indoor/outdoor Jacuzzi, steam room, play area, large pirate themed kids fun zone. FREE Wireless internet facilities are available at the clubhouse. The resort is a gated community. A large shaded BBQ area is available at the bottom of the road.

If in spite of all the above facilities you still want to go to the Disney (or other) parks, they are only 8 miles away. Please note that all parks charge a parking fee for the day.

There are a variety of guest services including 24 hour check in. Please note that the resort charges $20 plus 12% tax per day per house (e.g. not per person), but this will enable you to have unlimited access to all facilities.

The resort is a gated community and an access card is required to gain entrance to the resort.

A restaurant, Frankie Farrell, is located within the resort itself. A number of other restaurants are located at Berry Town (at the front of the resort) - e.g . Applebees, iHop, and takeaway shops).

Many thanks for your review. The guests stayed at the house in April 2017 and I was alerted to the issues after the stay following my request for informal feedback. It was pleasing that the management company dealt with the issues quickly. The issue in relation to the cockroaches was disappointing but also confusing as the previous guests who had stayed immediately prior to the guests' stay had not mentioned this and neither had they mentioned that light bulbs did not work. The house is supposed to be treated against insects every three months, a necessity in Florida where cockroaches are very common, and following investigation it appeared that the house had missed one treatment with the next one due. The statement by the pest control person that the house had not been treated for 2 years was incorrect and evidence of treatments was provided. Quarterly treatments were subsequently carried out and the management company will ensure that the treatments continue to be carried out at the appropriate times. Re toy box - the toys are provided on a complimentary basis and unfortunately sometimes bits do go missing as they are not put back in the boxes and this is normally not reported. The air conditioning filter is replaced every three months and the date when the filter was last renewed is written on the filter. The management company did replace the filter but I was assured that the filter was within the three months period. Re can openers - I did ask the management company to purchase a new can opener and bin the non working ones. This is something that is not normally checked by the management company and the management company is reliant on guests mentioning anything that is not working correctly. The house is cleaned after every departure but a thorough annual clean is normally carried out in May after the busy winter period and issues such as carpet cleaning and recaulking of baths was carried out at that time. We visited the house ourselves in August/September and replaced a number of items, including kitchen utensils, pots and pans, bed linen, towels, etc... I always ask guests for their informal feedback after their stay as I want to ensure that any issues are addressed and that the management company carries out their job. On this occasion a few management issues were identified which could be improved and I am pleased that I was made aware of these issues so that they could be followed up with the management company. I can assure you that the management company has taken note. I am pleased though that in spite of the issues raised, the guests liked the house and the resort and would be pleased to welcome them back to the house.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.
