Camp Hill Cottage is situated in beautiful countryside and yet is only 10 minutes drive from the M6 and nearby Newcastle-under-Lyme. Visitors have access to the 45 acres of garden and grounds of Camp Hill, and for those who love walking the nearby Maer Hills has further extensive woodland paths. Camp Hill is ideally located for visitors seeking accommodation near to Keele University.

The cottage has 3 double bedrooms, bathroom, sitting room with wood burning stove, plus separate dining room and fully fitted kitchen. With a sofa bed in the sitting room it will sleep up to 8 guests.

If you are feeling stressed or just want to get away from it all, Camp Hill is a fantastic place to unwind, relax and rediscover a sense of peace and wellbeing.

Camp Hill Cottage combines old-fashioned charm with modern facilities. It is light, spacious and peaceful.

The double aspect sitting and dining rooms both seat eight people. The sitting room, which has a wooden block floor and wood-burning stove, has views over the gardens where you may see rabbits and pheasants. The dining room has an original quarry tile floor and looks out over the garden to the rear of the cottage.

The fully-equipped kitchen is modern with gas hob and electric oven and plenty of cupboard space. We supply all the basics (salt, pepper, cooking oil etc) and just ask that you replace like with like if anything runs out.

Two bedrooms have queen size doubles and one is a twin. They all have wardrobe and chest of drawers as well as views over the gardens.

There is a shared bathroom which has a washbasin and bath with shower over, and a separate WC. A further toilet is located downstairs.

Camp Hill Cottage is situated in the grounds of Camp Hill which extend to about 45 acres. The main house was built in 1827 for Sarah Wedgwood, daughter of Josiah Wedgwood who founded the famous pottery company. Charles Darwin, who was Sarah's nephew and married his cousin Emma Wedgwood, was a regular visitor. We offer a tour of the house for those who are interested.

The gardens were originally landscaped by the previous owners between 1938 and 1983 and contain arguably the finest display of rhododendrons in the country. There are many paths and clearings to explore and it is a great place for children.

Although less than 2 miles from the village of Baldwins Gate you could be in the middle of nowhere. Everything you see is a part of Camp Hill and almost the only thing you can hear is the birds. These include woodpeckers, owls, rooks, house martins, tits, wrens and many more. At dusk there is a great display as they settle down to roost.

If you are feeling stressed or just want to get away from it all, Camp Hill is a fantastic place to unwind, relax and rediscover a sense of peace and wellbeing.

In case you don't want to read all of this please note that Mr Holmes received most of his deposit back. Mr Holmes contacted us (twice in a short period of time with his phone number) and when I called him immediately wanted to know how much he would save because of the VAT reduction to 5%. I offered him a rate which was less than the online quote but he didn't seem very happy about this. When confirming the booking I therefore gave him a further discount which he neither acknowledged nor thanked us for. Despite the current difficult situation with Covid and additional cleaning required he was adamant that we stick to the time shown on the website for checking in. We made a real effort to get the cottage ready for him at 2pm but again there was no thank you. The day before checkout I messaged to ask if they would be able to vacate by 10am but he did not reply. As they left (at 11am) he sent his bank details - no accompanying words. I later sent a message to say that we hoped they had enjoyed their stay but again there was no response. The cottage was not left clean - for example the toilets and fridge were dirty, there was food down the sides of and under the chairs and sofas, sweet wrappers under the beds and an old plaster stuck to the cable of a bedside lamp. I sent an e-mail to bring these issues to his attention (though did not use the word "filthy") so that we could have a conversation about it (no mention of any deposit deduction). Immediately I received a message that unless his deposit was returned in full within the hour he would be taking further action. Some further dialogue ensued but it was apparent that he was not at all interested in our side of the story being the additional work and inconvenience caused as we had to turn the cottage round for guests arriving the same day. As it was clear that it was not going to be possible to have a sensible dialogue I immediately returned most of the deposit. He hasn't mentioned the amount deducted which was £25. In this context the words scam and greed seem rather unfair given we gave him a good deal in the first place. Mr Holmes refers to our greed but it was clear from the outset that he was looking to save as much as possible on his holiday despite clearly being well off. You can draw your own conclusions about his behaviour but I found him to be rude and ungracious. Thankfully most of our guests are considerate and polite.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.
