IMPORTANT NOTE: STRICTLY 9 ADULTS MAXIMUM - no people coming to party. I have had to physically remove guests, with police involvement and do not want to have to repeat this. No Hen or Stags unless you are able to convince us that you will be quiet and respectful.

Fabulous modern spacious detached family home in the leafy West end of Aderdeen. It is adjacent Johnson Gardens & 15 mins drive to Aberdeen train station & airport. 4 bedrooms, dining kitchen, lounge, conservatory and projector room with open fire & pool! Upstairs family bathroom, ensuite and downstairs w/c cloakroom. Sonos in most rooms

This was my and my children's first home for several years and due to its really spacious nature, you could not have a better place to stay and enjoy gatherings with family and friends. We are lucky enough to be the properties only second owners since it was built from Aberdeens' famous granite just after the second world war ended. The only previous owner was the architect and son of the builder who built these lovely homes and he hand selected this great corner plot, which gets plenty sun in the garden for most of the day and overlooks the beautiful and tranquil Johnson Gardens from the back of the house, conservatory and large decking area.

Significant renovations and updating took place to modernise including; fully rewired, new boiler and radiator system, double glazed doors and windows throughout, new raised conservatory, kitchen/dining room extended, large multi-fuel stove, bedrooms enlarged, new ensuite and cloakrooms formed and new family bathroom installed.

Front house: Space for 3 cars on the drive plus free street parking.

Ground floor:

Spacious and bright hallway; coat/shoe cupboard, designer radiator an open star case.

1st door to the right: very bright and airy lounge with ample space. Now with double sofa bed.

1st door to the left, under the stairs: a compact cloak room toilet with wash hand basin, extractor fan, towel radiator and wall mirror. Id when travelling with young children.

Next to the left: modern, open and bright plan kitchen and dining space; opened up and extended to form an exquisite area to prepare meals with company and dine in with amazing views into the garden and over into the award winning Johnson Gardens victorian park.

Integrated Kitchen: 50:50 fridge freezer, full size dishwasher, induction hob, oven, microwave, kettle and toaster. Washing machine and separate condensing drier (with detergent and softener) concealed in cupboard with iron/ironing board, cleaning products/utensils. Very well equipped; range or pans, casserole dishes, slow cooker, etc. Dining table. Selection of tea, coffee and hot chocolate is provided.

The next door to the left: Projector room with lovely cosy multi-fuel stove. Ceiling mounted HD projector, AV equipment and built in surround sound wall speakers makes this room ideal to relax and unwind in during the evening or with the black out blinds any time of the day!

Sliding folding oak doors from the projector room leads to: The beautiful conservatory. Due elevation differences the views from the conservatory and the whole of the back of the property are lovely, looking over the landscaped garden and outwards towards Johnson Gardens.

1st door to right leads to: Master Bedroom (at front of house) - King size bed and large built in mirrored sliding wardrobes

Accessed from the Master Bedroom: Ensuite with separate power shower, wash hand basin and w/c. Underfloor heating supplemented by central heated towel radiator/rail.

2nd door from right from hallway: Bedroom 2 (at back of house; overlooks Johnsone Gardens) - King size bed with large built in mirrored sliding wardrobes.

3rd door from right: Family bathroom - Beautiful designer bathroom with large sunken built in oval bath surrounded by colour LED lights, separate power shower, w/c with soft close seat, 'Jack and Jill' style double wash hand basins and tubular radiator.

The fourth door from the right: Bedroom 3 (at back gable end of house; overlooks Johnson Gardens) - King plus small sofa bed (not suitable for tall adult, more suited to kids/small adult).

The fifth door from the right: Bedroom 4 (at front gable end of house; overlooks Johnson Gardens to the side): Twin beds

Outside: Accessed from either conservatory or door from garage, spacious back garden is very secluded and private due to fence and cover from trees to Johnson Gardens. There are two decked areas and one patio area a wooden children playhouse plus ample grassed area for children to play.

Air bed/cot bed can be provided for additional 2 guests if required to take max of 11 guests.

Whole house is for guests use. I am available via telephone as and when required. It is not policy to meet guests on arrival but instead we use a key box. We have processes in place to ensure only guests checked in are only persons allowed into the house unless otherwise agreed by myself. Rooms not used will be locked off. Comfortable, quiet accommodation in a lovely neighbourhood. Very helpful host. House very well equipped with everything you would need for a self catering holiday. Exceptionally comfortable beds.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Colin (the owner) a message.

If Colin (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
