Our beautiful Villa Maria is set in total countryside seclusion within its own ancient olive grove and yet is only a short drive or walk to San Stephanos with its fashionable restaurants, and Kerasia beach. Its vast sun-soaked terraces, balconies, garden and olive grove offer breath-taking sea views over the Strait and distant Albania. It is the perfect setting for a tranquil family holiday, and inside, the generous space of its kitchen, en-suite bathrooms, bedrooms and living room offer inviting comfort and luxury. In the heat of midday, after a swim in the pool, enjoy lunch and a drink on the terrace as you listen to the frenzied sound of the cicadas in the olive trees. Enjoy freshly caught local fish, cooked on the barbecue or in the luxury granite-topped kitchen, in the gentle heat of dusk as the moon rises over Albania and casts its magical reflexion in the sea. This is a place to which you will wish to return again and again.

This is a non-smoking villa, but there is a lot of outside space to sit out and relax. Small children will need supervising as the villa is situated on a steep hillside and there are lots of walls that can be climbed on. The pool area, garden and top balcony are all gated. Bedroom 3 on the first floor is only accessible from outside stairs therefore not suitable for young children.Check in time on day of arrival is 3pm onwards and check out time is 10am on day of departure.

Bathrooms: En-suite to master bedroom with large shower. En-suite to bed 2 with large shower. En-suite to bed 3 with bath and hand held shower.Separate downstairs WC.
Kitchen: Well equipped kitchen with electric oven and hob, microwave, dishwasher, fridge/freezer, washing machine and a contemporary granite breakfast bar.
Living Rooms: Large open plan kitchen, dining and living room, comfortably furnished with brand new furniture, flat screen TV Monitor, DVD, CD/MP3 docking unit, Xbox. Double sofa bed, large dining table, seats 8. Large patio doors leading onto terrace with fantastic sea views.
Cleaning/towels/
linen/maid service: All bedlinen, towels and pool towels are provided. Linen changed weekly. Maid service 3 days per week - Monday, Wednesday and Friday for 2 hours, but not washing up.

Villa Maria is set in its own private grounds with large areas of outside terracing, first floor balconies and a roof terrace leading from the master bedroom. The infinity pool is 10 metres by 5 metres with 6 sunbeds and 2 parasols. The house sits on a hill side and the views are quite stunning and totally uninterrupted. All bedrooms have sea views.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Lucy (the owner) a message.

If Lucy (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
