Villa Aris offers you everything you need for a relaxing holiday, suitable for all ages (kids welcome too!), comfortably sleeping 8 guests.

The villa is located along the coastal road at Agios Theodoros, a short 20 minute drive from Larnaca Airport. Set in mature gardens with stunning sea and mountain views all around, Villa Aris benefits from a large private pool and close proximity to the beach. Nearest amenities are just a 10 minute drive.

The villa is modern and spacious consisting of 4 bedrooms, 4 bathrooms and combined open plan living & dining area.

Ground floor: Open plan living & dining with fully equipped kitchen. Widescreen TV with android box and dvd player.

1 twin bedroom with spacious wardrobes and adjoining shower room.

First floor: 2 double bedrooms with large wardrobes. Master bedroom en-suite has bath and shower. Large joint balcony with outdoor furniture, perfect for enjoying stunning sea and mountain views.

Basement: 1 twin bedroom with adjoining shower room. Large games room with widescreen TV. Pool table and Xbox Original games console.

Outdoors: Private pool 8m x 4m. Large patio area with sun loungers. BBQ.

Pool can be heated for an extra cost of €300.00 per week (March,April & May )

Pool is maintained regularly and to a high standard.

Secure off road parking with electric gates.

Free WIFI.

All bed linen and towels provided, including beach towels. Welcome pack with basic groceries and wine (special requirements happily catered for).

Bed linen changed every 5 days (or more frequently if required).

Electricity included in price for reasonable usage calculated at €10 per day. Anything above will be charged at 25 cents per unit.

We take pride in offering everything you need to make your stay at Villa Aris special and memorable so if there is anything you require we will be happy to help.

Why can't I call Janet (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Janet (the owner) a message.

If Janet (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
