The villa forms part of a small Borgo (hamlet) set in the beautiful Umbrian countryside close to the majestic, hilltop town of Todi.
It has three bedrooms, two of which have king size doubles and the third has twin single beds. All are beautifully furnished with traditional cast iron beds, memory foam mattresses and white linen.
There are two bathrooms with showers, glass screens, W.C.'s, bidets and heated towel rails.
The house is on one level and has been lovingly designed with high ceilings and waxed beams, cotto tiled floors and traditional paint techniques. The furniture has been made to order by craftsmen in Florence and Citta Di Castello.
The open plan living area has a striking stone fireplace and two sets of double wooden doors with sweeping views across the rear gardens and unspoilt countryside beyond.
There is a flat screen satellite TV, DVD and iPod docking station/speakers. There is also fast Wi-Fi broadband internet access throughout the house (and terrace).
The well equipped kitchen has a dishwasher and there is also a washing machine, glass fronted drinks fridge and dining table with six chairs.
There is central heating with constant hot water and electric fans in the bedrooms for the summer.
The house is set in its own private gardens to the front and rear. A wisteria covered pergola provides shade to the terrace and the attractive metal table with six chairs is perfect for al fresco dining. There is also a Weber barbeque and four sunloungers.
The irrigated lawns are stocked with fruit and olive trees and a few steps lead from the rear garden towards a beautifully positioned, shared swimming pool (open May to late September).
There is a new AstroTurf tennis court within the Borgo's 11 acres of grounds which are tended by our resident Caretaker, Kumar, who is on hand for any assistance required.

The house has commanding, uninterrupted views over the beautiful Umbrian countryside and is a short drive to the majestic, hilltop town of Todi.
With many cultural attractions, great restaurants and breathtaking views, it is easy to see why Todi was declared 'one of the best places in the world to live' in a US University research paper.
The city of Perugia is a 45 minute drive away and the historic centres of Assisi and Orvieto are less than one hour's drive. To the north, Lake Trasimeno and Tuscany are also within close reach.
The rental prices shown are exclusive of the final clean/laundry charge of £75 which we pay locally. Additional cleaning can be arranged for longer stays if required.
Guests are also welcome to help themselves to seasonal produce from the vegetable garden including figs, plums, tomatoes, lettuce, peppers, aubergines, chillies, strawberries, rosemary and basil.
