Le Tilleul is a beautiful Charentais farmhouse near Chalais and Aubeterre sur Dronne, tastefully modernised and comfortably furnished to a high standard. The large private 12x6m pool has Roman steps and a deep end, with two pool terraces offering space for loungers, tables, ice coolers, parasols and reclining chairs. Surrounded by pretty landscaped garden with a range of dining areas in sun or shade overlooking a pretty wild flower meadow and rolling countryside to distant farms.

Inside, the impressive double height living room with marble floor, grand staircase and ample space is arranged into 4 areas for reading, dining, relaxing with garden views or watching TV. The Smart 40” HD TV has both satellite and internet channels including free Netflix and YouTube. The farmhouse kitchen is sympathetically updated with modern fitted units, a dining table, range cooker, dishwasher, storage and a log burner. Beyond the kitchen the utility room houses the washing machine, microwave and 2 fridge freezers.

The ground floor bedroom opens to the garden and contains a 5 foot double bed with matching oak furniture, a private shower room, loo and basin. The three upstairs bedrooms each sleep 2 in a combination of double or kingsize or twin options. 1 upstairs bedrooms is fully ensuite while the other two have bath/shower/wash basin facilities, sharing a first floor toilet.

Located in a peaceful, unhurried rural setting surrounded by woodland and fields. Chalais, famous for its Monday market, offers a good selection of shops and services including an Intermarche, just over 4kms distant. Aubeterre-sur-Dronne (one of the prettiest towns in France) is just a short drive while Saint-Emilion (famous for it's vineyards and fine wines), Riberac, Bergerac, Brantome, Cognac and Bordeaux are easily reached for day or half day trips.

No excessive noise or music is permitted outside the house. The house and grounds must be left clean and tidy at the end of the holiday. Cost of breakages and extra cleaning (if required) will be deducted from the deposit. In the swimming pool responsible adults must accompany children under 12 years of age at all times. The pool safety alarm must be turned on when the pool is not in use. Pets are not allowed and smoking is prohibited in the house and grounds.

Andy and Deni thank you for your review. I have to say that we are rather mystified by some of your comments and observations. To answer your points in order: Although our French farmhouse has 2 full ensuite bedrooms and 2 partial ensuite bedrooms (2 bedrooms sharing a toilet) we have never marketed it as having 4 ensuite bedrooms. Indeed, if you read the room descriptions you will see that the bathrooms are correctly described in all our adverts. The traditional (modernised) French farmhouse kitchen can get a little dark on overcast days but you obviously didn't discover the dimmer switch for the main lights or the switch for the under cupboard concealed lighting which combine to give a well lit working environment. The utility room is simply a standard utility room containing 2 fridge freezers, 2 microwaves, a double sink and some cupboards. As most people do not spend much time on their holiday in the utility room we have not done anything particularly special with the decor of this room. The washing machine has simple instructions for use in English on the front of the unit . Had you read them you would not have had any problems with the operation of the machine and you would most certainly not have had to give it a firm bang (we will be inspecting it for damage). We are pleased that you were impressed by the large swimming pool and the comfortable pool area. Together with the magnificent views this is an important feature of the farmhouse. The house is often rented by parties of up to 8 people who are always pleased with the size of our comprehensively equipped house and appreciate the quality furnishings and the 4 large comfortable bedrooms. You will see that most of our reviews earn us 5 stars which suggests that your review is rather out of kilter with the views of most of our guests.

How do damage deposits work?
