Al Palazz is set in a tiny hillside village, just outside the charming medieval town of Bagnone, with the Cinque Terre and Tuscan cities in easy reach. It sleeps up to six in great comfort and works well for families, for up to three couples, and multi-generation groups.

The website shows prices according to the number of guests and the season. June and September rates are lower and a great time to visit - the weather and the pool are warm, and the area is less busy. The base price is for UP TO FOUR people using the main part of the villa, which has two double bedrooms, two well-appointed bathrooms, two sitting rooms, and a traditional Tuscan kitchen and dining room. The entrance is off a small first-floor terrace overlooking the village square and the valley. UP TO TWO MORE guests (or a third bedroom for four guests) can be added for a small extra nightly charge. This is in the open-plan ground-floor apartment, La Cantina, which is connected by internal stairs. It has a kitchen/sitting/dining area, and the third bedroom and bathroom.

The totally secluded 11m x 4m solar-heated salt-water pool is warm from June to September. There are sun loungers, and fully equipped changing-rooms and shower-rooms, and WC.
A covered terrace with summer kitchen and dining facilities, including sink, fridge, all tableware, and large Weber gas BBQ - and table tennis - overlooks the pool.
The acre of private landscaped gardens has three large paved terraces, furnished with comfortable seating. There’s sun and shade and spectacular views throughout the day. The whole area can be gently lit at night for magical evenings under the stars.

The villa is historic, dating from the 14th century, with wood beams, vaulted ceilings, stone walls and terracotta floors. The ‘big house’ of the village (al palaz in dialect), it was once the summer home of a local noble family.
Just across the square is a small farm restaurant which offers traditional lunches and dinners. Just down the lane are rock pools and wooded walks. The pretty little town of Bagnone, with all services, is an easy stroll for coffee or shopping. All around are medieval castles, tiny towns and villages, with weekly markets, family-run restaurants, and seasonal food festivals.
Guests say the villa makes an excellent base for sightseeing too: the Cinque Terre and Italian Riviera are under an hour away, and Lucca, Pisa, Florence Parma, Genoa are all easy days out by train or car.

Kitchen: Traditional Tuscan kitchen with all modern comforts. Marble table seats six. Antique marble sink and wooden units. Opens onto a terrace for coffee/aperitivi overlooking the square. The kitchen is fully equipped to enable a serious cook to make a feast! There are herbs and spices, and kitchen basics like sugar and flour, plus fresh herbs and salad in the garden.
Sitting: Spacious comfortable sitting room with heavenly views across the valley to Bagnone castle. Plus dining area 'snug' with sofas, Italian TV, DVDs, maps, guidebooks, games and our House Books on the area.
Dining: The antique dining table seats six comfortably, or dine informally round the marble-topped kitchen table. Or - as guests often do - eat out on the poolside terrace with its summer kitchen and BBQ.
Bedrooms/Bathrooms in the villa: Two large double bedrooms with luxury king-size beds. In Bedroom 2 these can also be made into two singles. One looks over the valley, the other over the square. Each bedroom has its own modern fully-tiled bathroom with shower, bidet, basin, WC, shaver point, heated towel rail. The main bathroom also has a whirlpool bath. Cot available on request. La Cantina apartment provides third luxury bedroom/bathroom if needed.
Everything’s included: Weekly change of linen and bathroom towels; all fuel; thorough cleaning; cooking and laundry essentials.
Safety note: The villa is three-storey. There are also flights of steps into and around the gardens and some unfenced drops. The pool is 1.4m throughout.
