Perfectly located beside beautiful Sunshine Cove, this home has direct access down easy steps to the sand, yet its elevation and closeness to the ocean gives you and the sea a special relationship, whether the ocean is calm, angry or anything in between.

You have access to this large one bedroom home with over 100sqm of living area on three levels.

• Level 1 - entry, laundry and double garage with remotes.

• Level 2 - living, dining, kitchen, bathroom, elevated deck plus paved courtyard.

• Level 3 - an entire bedroom retreat, walk-in dressing and large bathroom with 2-person spa and separate large shower overlooking the ocean.

LIVING/DINING (INDOORS AND OUT): Living areas look out to sea, together with both an elevated deck and a garden courtyard with table and chairs. TV is 55in UHD LED, with DVD player and 200+ DVD library. Numerous board games in TV cabinet. Slow combustion wood heater or reverse cycle air conditioning . There is a second bathroom on this mid-floor living level.

KITCHEN: You will find an open plan kitchen with big views, ready for easy gourmet cooking without arriving with the staples. Just about every basic pantry item you will need is available for your use. Just add your own meat and veg ….. and any special trimmings you may desire!

Bacon, eggs, juice, milk and cheese in the fridge for your first morning breakfast and every morning will have muesli, granola and Greek yoghurt available.

The kitchen is fully equipped (..induction cooktop, dishwasher, coffee machine with unlimited capsules provided, water filter..) with every cooking accessory you will ever need.

UPSTAIRS BEDROOM SUITE. Views. Never ending views. A perfect easterly aspect to wake up to a beautiful sunrise over the Tollgates in the comfort of 1000 thread count sheets and pillow slips, doona, or cosy alpaca blankets and your choice of firm or soft pillows. A few steps from your bed and possibly glimpse dolphins playing in the Cove while having your morning shower with a view. Have your companion prepare your morning cuppa and toast without leaving the comfort of your master suite. After a hard day of sitting on the beach, or for the energetic a day out on the water in the kayaks, relax in deck chairs with a glass while the sun goes down. If that is too much then slip into a candle lit spa bath to reinvigorate those tired muscles. . Fall asleep to the sounds of the sea overlooking the sparkling moonlit waters of Sunshine Cove. TV, DVD player and stereo. Telescope and binoculars for dolphin and whale watching.

I am never on site to greet, but entry is easy with your personalised PIN to the keybox. Feel free to call or text me 7am to midnight for any possible question. Call me 24 hours a day for an emergency..... I have a person on the ground 24 hours to assist if I cannot. With your welcome information, you will find a booklet with many of my own favourite walks, beaches, cafes and restaurants, gathered after 17 years at Batemans Bay. I can email this on request if you wish to pre-plan activities.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Paul (the owner) a message.

If Paul (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
