Summary

The Bybrook is a large detached property, built in traditional Cotswold stone, and located on the edge of the famous village of Bourton-on-the-Water, affectionately known as the “Venice of the Cotswolds”, due to the beautiful river that meanders through the heart of the village. Bourton itself has plenty to appeal to visitors, including a wide range of shops, pubs and restaurants, as well as being ideally located for exploring the many other beautiful towns and villages of the Cotswolds. Further afield places, such as Stratford-upon-Avon, Oxford and Bath are also within easy reach.

Newly built in traditional Cotswold stone, The Bybrook is spacious and well laid out, with modern facilities that include wireless internet access, two TVs (one with a DVD player), and a large, well presented kitchen.

The Bybrook sleeps 8+1 guests in four bedrooms (with the +1 on a day bed in the family room), with two bathrooms and a ground floor cloakroom. There is a lovely enclosed garden at the back of the property and two off street parking spaces to the side. The Bybrook is ideal for large family gatherings or for groups of friends seeking a relaxing break in one of the Cotswolds best loved villages, surrounded by glorious countryside.

House Rules

Security deposits

A security deposit of £250 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit.

Occupancy

The maximum occupancy of the property is nine guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than nine guests at the property.

Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.

Regrettably, pets are not accepted.

Parking

There is private off street parking for two cars with further quiet street parking for two to three additional cars.

Housekeeping

Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities

A travel cot (without linen) and a high chair are provided.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Smoking

No smoking is permitted throughout the property.

Bourton-on-the-Water

The village of Bourton-on-the-Water (or “Bourton”) is famous for its picturesque High Street, flanked by long wide greens and the River Windrush that runs through them. The river is crossed by several low, arched stone bridges, which have led to Bourton being called the “Venice of the Cotswolds”. Bourton is regularly voted the prettiest village in the Cotswolds.

Despite only being classified as a village, Bourton’s status as a major tourist destination means that it has numerous shops, pubs, restaurants, cafes and tourist attractions.

One of the Bourton’s long standing traditions is the playing every summer of a game of medieval football, with goalposts set up in the River Windrush itself. Two teams play with a stand
