A detached Barn conversion in the grounds of the owners property, in a beautiful tranquil rural location in Bradnop,in the Staffordshire Peak District, an area of outstanding natural beauty, with stunning views of the surrounding countryside.Enjoy its amenities along with the delightful setting, on the edge of a nature reserve and within easy reach of all the riches of the Derbyshire and Staffordshire Peak District. Ballfields Barn is a luxury self catering holiday cottage, converted in 2011 and sleeps up to 4 adults. Spend days out walking The Coombes or wander around local market towns and picturesque villages, or visit the wealth of historic buildings, The National Memorial Arboretum the UK's Centre of Remembrance,and gardens such as Biddulph Grange and Dorothy Clive.We are well located near the historic market town of Leek (3 miles). The area offers wonderful opportunities to explore the ceramics trail, go geocaching, enjoy adventure and excitement.There are many attractions within a short drive, Alton Towers (9miles), Rudyard Lake and The Churnet Valley Railway , and the Manifold Valley. There is a wealth of pubs and restaurants in the town and outlying villages to suit all tastes and pockets.The Barn is accredited with 4 stars with a Gold Award from Visit England Quality in Tourism. The Barn has a traditional stone exterior and offers spacious open plan living with a modern fully fitted oak painted kitchen, comfortable lounge with woodburning stove;quality contemporary furnishings throughout, natural slate and oak floors; superbly equipped with quality appliances, dishwasher,cooker, microwave, washer, dryer, fridge, freezer, flatscreen freeview TV, DVD, WiFi, iron, ironingboard and hairdryers. The shower room is beautifully appointed with Travertine marble, a power shower and luxury fittings, there is a roll top bath in the bathroom.The 2 twin bedded rooms have low beams (one room can be made into a super king size double on request,only if there are just 2 guests). The beds have pure luxury goosedown and feather toppers and are fitted with quality 100% Egyptian cotton bed-linen, and soft luxurious towels are all provided. The wow factor is the location which offers stunning views. We face south down a sheltered valley, next to farmland and surrounded by wooded slopes.The property is situated 0.8 miles from the A523 Leek-Ashbourne Road, opposite the entrance to RSPB Coombes Valley Nature Reserve.

This incredible location is ideal for walkers,cyclists (Manifold Track) and climbing (The Roaches). Cycle hire (Brown End farm), horse riding,(Northfield Farm trekking centre) fishing and golf (Westwood and Birchall courses) nearby. In addition,stable facilities are available for those visitors wishing to bring their horses with them to take advantage of the superb equestrian facilities in the area.

We live next to the Barn and we are always here to welcome guests. There are electric gates onto the property. We would be grateful if you could telephone us or email or message, to let us know your estimated time of arrival so that we can look out for you and let you through the electric gates onto the property. I will send you information about the electric gates before your stay. We are around much of the time and are very happy to assist you at any time. We also loan you a SAT NAV for your stay if you need one. If you want to go out for a meal locally we are happy to take you and fetch you back.

We accept dogs but only by prior arrangement. No more than 2 average sized dogs. There is a charge of £3 per day per dog. We require the guest to contact us and inform us of any pets they wish to bring on holiday. We require guests to adhere to the pet Code of Conduct and respect that dogs must not be left alone in the property.
We do not provide facilities for small children eg cot, high chair or stair gate.Guests can bring their own equipment.

“Totally relaxing”

Ballfields Barn is a beautiful relaxing holiday accommodation. 7 nights of peace and comfort with a homely feel. Several places of interest to visit, Biddulph Grange, Ilam & Dovedale, Trentham gardens plus the bird reserve on the doorstep. The owners Isabel and Brian were extremely helpful and accommodating.

Barn located in a peaceful location, with fantastic views of the countryside. Very well equipped, very clean and comfortable. Our two dogs appreciated the space, large field to run around in and great walks nearby - Reservoir’s & Manifold Trail. Isabel, the owner was very attentive but not intrusive and made us very welcome. We hope to return...

Met by Isabel who showed us around her lovely accommodation. Very clean, child friendly and relaxing. Views were lovely, even went for a walk around the next door Nature Reserve. Ideal place if your looking for peace and chill out time. Handy travel distance to nearby Leek and other local attractions as we were down for our Son's Graduation. Would definitely book again in the near future when back down. Thank you.

We had a really lovely stay in this fully equipped house. The owners are so nice and helpful, but not intrusive. It was great for our dog, secure, etc. The location is lovely and close to Leek for all supplies and places to visit like Ilam and Dovedale, as well as local steam railway, canal and walks. We would thoroughly recommend.

This is a high quality barn conversion, lovingly transformed by the two owners, Isabel and Brian. There is absolutely nothing lacking in any of the equipment and facilities, and the two genial hosts, Brian and Isabel, are always on hand if anything is required. The barn is completely separate from the owners' house and has its own private garden and astounding views over the countryside. For nature lovers, the garden is full of birds visiting the well stocked bird feeders which are located directly outside the large patio doors. During the week that we were there, we photographed a total of 14 different species of birds on the feeders, ranging from various finches to an amazing woodpecker which was there every day. If you can tear yourselves away from the amazing accommodation, the barn is centrally located for many close tourist attractions, and will provide an excellent base for anyone wanting to explore the surrounding area. Highly recommended!!
