A pretty 16th Century Grade II Listed Cottage set in a village location in the beautiful Suffolk countryside. Featuring oak beams and timber frame, situated approximately 6 miles from the popular seaside towns of Southwold and Walberswick and close to the lovely nature reserve of Minsmere for fantastic birdwatching. Horseriding stables within 5 minutes walk, Halesworth Golf club (open to non-members) with golfers lounge, bar and restaurant 15 minutes walk and the Queens Head award winning pub and restaurant a 2 minute walk.

The pleasant market town of Halesworth with Co-op Supermarket and petrol station, good range of independent shops, "The Cut" Arts/theatre/cultural venue, Library, hospital and a good variety of restaurants is 5 minutes' drive. Alternatively, the local farm shop which sells a good range of local produce and essentials is only 5 minutes' walk from the cottage.

Located at the end of a small row of pink cottages away from the road, the cottage is very child friendly with a secluded, safe, secure garden with large lawn providing a lovely spacious play area for young children. There is a sunny patio area with table, chairs and parasol for outdoor breakfasts and lunches, or evenings watching the stars in the clear Suffolk skies. Easy access to safely store bicycles in the garden.

The cottage comprises 2 bedrooms:

Upstairs :

Bedroom 1 - Double bed, large built in wardrobe and dressing table.
Bedroom 2 - Full size single bed, dressing table, plus "junior" bed (suitable for small child up to 4ft).

The cottage can therefore accommodate up to 3 adults + 1 small child in the junior bed and a baby using the travel cot.

Travel Cot, baby bath, changing mat, high chair and safety gate for kitchen all available on request .

Ground floor:

Bathroom with bath, shower, basin and toilet. Central heating, bed linen and towels provided. Well equipped kitchen with fridge freezer, microwave, toaster, washing machine and electric oven with grill. Living/dining areas - Satellite TV/DVD/VHS and CD player, selection of videos and books, dining table and chairs, sofa, armchairs and an open fireplace for cosy nights in front of a glowing log fire.

There are only 7 stairs to the bedrooms which are located upstairs; however these are little steep and may be problematic for those with restricted mobility. Please contact the Owner if concerned.

Please ensure the cottage is left in a clean & tidy condition when your stay is over. Please remove all bedding and place in the bath with all laundry on the morning of departure.

Any problems that may occur during your stay with us MUST be reported immediately to the housekeeper whose phone number is in the book.The property must be locked and all windows closed and locked whilst the property is vacated.The property must be vacated in a clean and tidy condition. All towels and dirty bedding must be placed in the bath when vacating the property We only provide initial Toiletries such as toilet rolls and hand soaps.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Adam (the owner) a message.

If Adam (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
