Great central location just off the Dyke Road super easy for everything in Brighton - less than 10 mins to Brighton Station, Hove Station, the seafront, the Lanes.

Beautifully landscaped back garden, large sitting room, dining room, utility room with washing machine and dryer.

Master bedroom with super king-size bed and en-suite bath with walk-in shower.

MIDDLE FLOOR (FIRST FLOOR)

BATHROOM

Family bathroom with a modern bath, basin and WC. There is a powerful rain head shower over the bath.

BEDROOM 3 (front): Sleeps 2 to 5.

Double room with a double bed and king-size couch bed. There is also a single mattress which can be used as an extra bed.

BEDROOM 4 (back): SLEEPS 1

Single room with a single bed.

GROUND FLOOR

The front door opens to an area for coats and then a wood-floored hallway leading to the dining + living room, kitchen, and stairs up to bedrooms.

OPEN PLAN LIVING + DINING ROOM

The living room includes beautiful bay windows, a large very comfortable sofa that can be used as an additional bed, comfy chairs, an original Victorian fireplace and a flat-screen Smart TV with cable. The Dining room has a table with 4 chairs, piano and another Victorian fireplace.

UTILITY ROOM & WC

The utility room has a washing machine and dryer plus a worktop. Off the utility room there is a WC with modern fittings.

KITCHEN

The large kitchen is spacious and light with ceramic floor tiles and a newly-fitted bespoke kitchen and granite worktop. The table seats 6. There is also a breakfast bar with 3 barstools. The kitchen is equipped with new induction hob, oven, dishwasher and all the pots and equipment you could need for a large family meal.

GARDEN/YARD

From the kitchen you can step out in to a beautifully landscaped private back garden.

IMPORTANT INFORMATION FOR POTENTIAL GUESTS

This property is situated in a residential area next to neighbours on either side, to front and back, some of whom have small children. It is not suitable for parties and large gatherings are strictly forbidden.

Ideal for large family or two small families.

On street parking is available (permits available for an extra £5/day). Please note there is a booking minimum of two nights for the house.

Why can't I call Susan (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Susan (the owner) a message.

If Susan (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
