From the owner

A luxury bungalow where you can unwind, explore the countryside or travel to London by train. A really good central location in East Sussex.

Your accommodation has two bedrooms. The front bedroom has a comfortable double bed plus a very useful small en suite shower-room.

The back bedroom has a 'zip link' luxury 'Super King' bed which splits into two 3f single beds. We also have a Jay-Be folding out bed with a sprung mattress to enable you to have a 5th bed in with the 'Super King'.

You may also have the option of a 5th real single bed in with the Super King, there will be an extra charge of £40 for this. The extra charge is because of the need to transport the bed another property. Therefore, at a squeeze, we could accommodate up to 6 people.

Please note that the price quoted for two people assumes that you are both sharing one room. If there are only two of you, but you require both bedrooms, a modest additional charge will apply.

Children are very welcome.

We can provide a travel cot (with bedding), with a changing table which attaches to the cot, and also a high chair. The total cost is £10 per night to be paid separately during your stay.

There is a family bathroom with a large shower and standard size bath.

The living room has BT TV plus Netflix and is bright, airy and very comfortable.

The kitchen and dining area is spacious and well equipped.

There is complimentary fast wireless broadband in the property and in the garden room. You may also use the phone for calls to UK landlines.

You have a private patio and a BBQ. The middle part of the garden and paths are shared with us.

There is a garage/games room included. This room includes a football table and an outside table tenis table. There aree are plenty of games, toys, books and jigsaws for all ages.

You may store bikes safely in this room as well.

I can usually provide a free shuttle to and from the train station and also to and from Buxted Park Hotel, if I'm available.

Please note if you intend to walk to and from the bungalow, the road leading to the bungalow is a short, but steep hill; great for your cardio-fitness!!

If you are attending a wedding at Buxted Park Hotel, you may book a definite free shuttle service (for 6 people) in advance to save any worry about getting there and back. We can also offer a baby-sitting service at an extra cost of £6 an hour. AVAILABILITY PERMITTING, IN BOTH CASES.

Unfortunately, the accommodation is not suitable for pets, as one of my family suffers allergic reactions. No smoking inside but you are welcome to smoke outside.

Our home is at the other end of the large garden, and we will be available for help and advice during your stay. We will also do our utmost to respect your privacy. If there is something you need. I'll be very happy to try and help. For example, you may need something for cooking that's not in your place, but I may have it in mine. On certain dates, you may find a gardener mowing the lawn. If that is a problem to you, please let me know at the time of booking and we can arrange for the gardener to come on a different date.

Why can't I call Fiona (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How can I retract my booking request?

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Fiona (the owner) a message.

If Fiona (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
