Superbly restored and stylishly decorated, this characterful property sits at the foot of the castle mound, on a quiet street in the ancient district of La Barbacane, just two minutes' walk via a secret stairway to the Port D'Aude entrance to the castle. The views of the castle walls illuminated at night are fantastic !

The property dates from 1689, occupies three levels, and retains original character features, such as a ( safely-covered ) well in the lounge and original staircases. Following a sensitive and high-spec restoration, the property offers three en-suite, double bedrooms, one on each of 3 floors; a large hallway with dining area; a fully-fitted kitchen, with oven, induction hob, dishwasher and fridge freezer; washing machine and tumble-dryer; a spacious, vaulted lounge area, with comfortable seating, LED TV, FreeSat and Blu-Ray/DVD player, WiFi, and French doors leading to a private walled garden area. Outdoor dining and separate seating area in split-level garden, and separate courtyard area with bistro table and chairs.

There are standard store cupboard ingredients (salt, pepper, tea, ground coffee, cooking oil etc). You will also find washing-up liquid, dishwasher tablets and laundry detergent, along with hand-soap and toilet roll in the bathrooms.

All beds fitted with comfortable memory foam toppers. All bedding and towels provided.

25% deposit required to secure all bookings with the balance payable no later than 4 weeks prior to commencement of stay. Additional security deposit of £200 is required for all lettings, payable in advance and refunded in full, normally within five working days of checkout, providing there are no significant breakages or damage. Please note, if the property is left in a poor state of cleanliness, I reserve the right to retain a sum at my discretion from the security deposit to cover any additional cleaning charge incurred. To date I have refunded all deposits in full.

Children:- Due to the steep stairs, the property is not suitable for crawling babies, toddlers or children under the age of five. Two single put-up beds suitable for children can be provided. These can be easily accommodated in the two larger, upper-storey bedrooms, and bed linen for these is provided. There is an additional laundry charge of £10 per bed per booking. A travel cot and high chair are also available on request.

Check in time is 3pm, check out by 10am. Please note I can be flexible on times depending on whether the property is booked pre and/or post your stay. The large adjacent property, complete with swimming pool, (ref: 303918) which is under separate ownership, is available to rent so for larger parties it may be possible to book both properties together. Please contact either owner to discuss.

House rules

Sorry but suitable only for babies ( travel cot and high chair provided) and children over 5. There are internal steps and steep stairs, so not suitable for toddlers or young children.

“Gorgeous House in Great Location”

This is such a lovely house which is actually even nicer than the photos suggest. As 3 couples , the 3 good double rooms with en suites were perfect. the living areas are spacious with plenty of room to sit and chat with a glass of wine in hand. The outstanding feature is the wonderful view of the wall as you head out of the lounge in to the garden - you could spend many hours just looking at this beautiful cite from the garden! We were lucky to experience the festival whilst there and could here the music from the garden which was wonderful. Equally, the fabulous eletrical storm with the cite as a back drop to the lightening was spectacular. Gail has beautifully restored the house and everything you could want is provided. The kitchen is very well equipped and a lovely place to cook. It really is a great place to stay. The location, with a 10 min walk into the cite was perfect, although you can leave your heeled shoes at home with the steep cobbled walk up! The area is lovely too and well worth hiring a car and exploring. The transfer from Carcasonne airport makes this a really easy desitnation to get to and so nice to land, and be in the house with luggage 30 mins later. Gail's details instructions and helpful welcome book were also much appreciated. All in all, a lovely house in a great location. I would definitely recommend and look forward to going back again!

“Location, Location, Location - Says it All!!!”

My husband and I stayed in this property in June this year and we would recommend anyone to stay here. The location of the property at the foot of Carcassonne Cite is stunning. It was wonderful to wake up each morning and see the castle walls from the windows. The property was very clean and well appointed. Just about everything seems to have been thought of. Amazingly it was very quiet at night and great to eat outside when the weather allowed in the small back garden which is all that was needed. The property is very French and tastefully renovated. The wooden spiral staircase although a bit steep was easy to use as there are plenty of firm handrails. I have arthritis in both my hips and managed the staircase fine. One bedroom is downstairs so someone with mobility problems could still enjoy the property. It was great to have an ensuite shower or bathroom for every bedroom. The kitchen was modern and well equipped. It was also great to see an old well had been made a feature of in the lounge floor. A good sized TV with English satellite channels was a home comfort and the lounge seating very comfortable. The property is perfectly located as it is so central for everything, even driving out of Carcassonne. The centre of Carcassonne Cite is a short 5 minute walk away up quite steep steps. Great to have the exercise! Carcassonne Ville Basse is just a 10 minute stroll over an old bridge with great views of the Cite. Lots of shops here and bigger supermarkets 5/10 minute drive away by car on the ring road. There were no problems parking as we always found plenty of spaces. It was great to have a small patisserie, newsagent/tabac and restaurants within a 2 minute walk away. The Languedoc area is such a great place to visit although there is plenty to do just in Carcassonne itself. There is just so much to see, do and experience. We have come back with hundreds of photos. We would recommend Carcassonne Cite (obviously, although it can get quite crowded with tourists during the day, much better to visit in the evenings), bohemian Mirepoix, the many Cathar Castles and in particular Peyrepertuse (top of the world!), Rennes-le-Chateau, white water rafting on the River Aude!, wall to wall vineyards, a bike ride along the Canal du Midi to Trebes (we hired bikes by the train station), Cremant di Limoux (sparkling wine!), and further afield Pont du Gard, Sete and Collioure. The owner of the property Gail was incredibly helpful and from the moment I made an enquiry about the property to our return she communicated freely without prompting and was very helpful.

“Lovely newly renovated house in an excellent location”

The house is lovely inside, very well equipped and the beds were very comfortable. Bathrooms were very clean and had either a bath or shower. Not many food shops nearby - the supermarkets are on the other side of the bridge but the nearest bakers is only a couple of minutes away and sells groceries too. We had poor weather so weren't in the garden but it would have been lovely to sit in. Airport bus is very easy on the way there, the easiest stop on the way back is by the dome on the other side of the bridge, if you don't want to walk up to the castle stop. Beware - the airport bus was 10 minutes early on the way back!
