Situated in the heart of an ancient village in the Languedoc, this old stone house, originally a bakery has been lovingly restored to become a stylish residence. The village has a bar and a small shop, and is in the middle of the wine region of South West France. The property has been re-roofed and all electric and plumbing services have been renewed to current regulations
Ground Floor

The ornate front door opens into a winter sitting room, with the original baker's oven and range and flag stone floor. There is a small utility room to the left with a washing machine.

Accessed from this area is a double bedroom with en suite shower room and original beams. The bedroom has a door leading to the private courtyard garden.

The garden is secluded and has a raised wine cuve with staircase leading to the terrace, and a door to the generous garage.

Planning has been obtained for a swimming pool or spa to be installed in the garden.

First Floor

The first floor is accessed by the original stone staircase leading to a large open plan kitchen / dining room. The kitchen has been newly fitted with a hob, oven and extractor hood, and a fridge / freezer. Two large windows with shutters, and a side window ensure light throughout the day.

The generous salon, with original beams opens out through 3 double doors on to a large terrace, with staircase down to the garden.

Second Floor

A charming triangular double bedroom, overlooking the front of the house. A further smaller bedroom also looking to the front of the house. A newly installed family bathroom, with WC, basin and bath with shower attachment. An open plan staircase with original stone wall leading to the upper floor.

Generous master double bedroom with original tiled floor, 2 windows to the front and a door leading to an en suite luxury shower room with sky light

Causses et Veyran is a very quiet village, the locals are very friendly. In the summer months the village is a very international village, there are many rental properties plus holiday homes owned by people from all areas of Europe. The Bar/Restaurant becomes a hive of activity, a great place to socialize in the typical relaxed French manner, at the end of a hot summers day.

The landscape around the village is spectacular; you can walk out the door and within minutes be amongst vines. Walk the quiet rural roads up over the hills and enjoy the stunning views across the valley. The closest swimming holes at the River Orb are a 5-10 minute drive away (or a 20 minute cycle) but there are many different areas along the Orb that have beautiful swimming areas; Roquebrun, 15 minute drive away, is a very popular picturesque river side village with lovely restaurants. There are plenty of wonderful beaches on the Mediterranean, the closest is 25 minutes away; all the beaches come alive in the summer months, with beach side restaurants and numerous water activities available.

The closest city Beziérs has great shopping and markets, and Montpellier is a `must visit`! Pézenas (40 minute drive through the beautiful countryside) is just one of the glorious quaint French villages with regular weekend markets. St Chinian is another great village with a wonderful Sunday Market...... the list is never-ending!!! Where we live is a great location, close to National Parks, close to city life, and there are so many wonderful places within reasonable driving distance that are so worth a visit! Come and enjoy a few months in a relaxing, calm and beautiful place.
