VILLA TERESA is located on a panoramic hill in the Chianti area, in the heart of Tuscany. Florence, Siena and Arezzo are approximately at the same distance (30 Km / less than 20 Miles). The small town of Cavriglia is within walking distance.

The house has been recently restored and transformed into a charming country villa steeped in atmosphere and history. It is part of a small farm producing olive oil.

VILLA TERESA hosts a single group of guests at a time. Being the only residents, the quality and privacy of their stay is guaranteed.

The garden and pool area are large and well-manicured. They are fenced and have a complete lighting system. There is a recent Villa Teresa drone video on youtube if you want. Pool dimensions are 14 X 7 metres, depth from 1.5 to 2.1 metres. Smaller pool measures 14 X 2.3 metres, depth 0,5 metres. Bathroom/changing room adjacent the pool. Pool opening approximately April to October.

The villa is a 3-story building with two flights of stairs and one elevator and can accommodate up to 22 guests. It consists of:

- large entrance hall

- lounge

- studio

- fully equipped kitchen

- dining room (table for 20) with french doors leading to terrace

- 2 service bathrooms at ground floor

- large hallways at floors

- 4 different sizes living / lounge rooms connecting one or two bedrooms (2 have single beds).

BEDROOM 1 (TERRA) - GROUND FLOOR - A/C - Double bed (can be converted into twin beds if requested when booking). En-suite bathroom (shower, WC, sink, bidet). French doors leading to garden.

BEDROOM 2 (PESCA) - FIRST FLOOR - A/C - Double bed (cannot be converted into twin beds). Bathroom (shower, WC, sink, bidet).

BEDROOM 3 (NOCE) - FIRST FLOOR - A/C - Pair of twin beds (can be converted into a double bed if requested when booking). Need to share Pesca/Tea bathroom.

BEDROOM 4 (TEA) - FIRST FLOOR - A/C - Double bed (can be converted into twin beds if requested when booking). Bathroom (shower, WC, sink, bidet).

BEDROOM 5 (ORO) - FIRST FLOOR - A/C - Double bed (cannot be converted into twin beds). En-suite bathroom (bathtub, shower unit, WC, bidet).

BEDROOM 6 (VERDE) - FIRST FLOOR - A/C - Double bed (can be converted into twin beds if requested when booking. En-suite bathroom (shower, WC, sink, bidet).

BEDROOM 7 (MELANZANA) - SECOND FLOOR - A/C - Double bed (can be converted into twin beds if requested when booking). En-suite bathroom (shower, WC, sink, bidet).

BEDROOM 8 (SALVIA) - SECOND FLOOR - A/C - Pair of twin beds (can be converted into a double bed if requested when booking). En-Suite bathroom (shower, WC, sink, bidet).

BEDROOM 9 (ROSMARINO) - SECOND FLOOR - A/C - Double bed (cannot be converted into twins). En-suite bathroom (shower, WC, sink, bidet).

BEDROOM 10 (LIMONE) - SECOND FLOOR - A/C - Double bed (cannot be converted into twins). En-Suite bathroom (shower, WC, sink, bidet).

There is a balcony area on the roof which can be accessed via a spiral staircase on the second floor.

The house has a basement used as laundry, ironing and warehouse. This is the only part of the property not intended for guests use. It can also be accessed from a second (staff only) entrance in the orchard without need to get in the house. The basement also hosts a second kitchen used to cook optional meals usually served to house guests under the gazebo or in the dining room. In this case the stair near the side entrance would be in use.

Rentals in high season (May - September) usually run from Saturday to Saturday.

Weekly linen, bathroom and pool towels are included. Also included is a 2 hours housekeeping service 2 times during the week and one bath towels change.

A refundable security deposit of € 1.500 is required at check-in by cash or credit card.

Air conditioning (rooms only) is paid on consumption 0,5 € x Kw.

Heating (all house - winter only) is paid on consumption 0,9 € x Mc.

Any change of guests residing in the structure must be communicated at check-in.

Events involving more guests than house capacity are possible only using the grounds. Self and third-party organization are not allowed.

Only small pets allowed.

Extra housekeeping service 10 € x hour.

Tourist tax: 1,50 Euro per person, per night for the first 5 nights, some exemptions apply.

Cooking services Villa Teresa offer optional cooking services for its guests. I use our products when possible and row materials for the most part coming from neighbouring areas. I personally attend preparation that is usually done in a staff kitchen, except for breakfasts, prepared in guest’s kitchen. Meals are serviced under the gazebo or in the dining room.
