This unit at the 440West Condo Complex has been updated in the bathrooms and kitchens and features beautiful tile flooring throughout. Step out onto the balcony and enjoy a panoramic view west from the Gulf of Mexico, South to Sand Key and its beaches and East towards the intra-coastal waterway. Even though you are high up in the building, scan the water down below for fish and dolphins passing by.

The kitchen and bathrooms feature Corian counter tops and both bathrooms have large step in showers with glass doors. This split floor plan provides the maximum in privacy. The master bedroom has its own en-suite bath with a small dressing area. The King bedroom is adjacent to the kitchen and right around the corner from the hall bath which features twin sink vanities and a large step-in shower.

The 440 West Condo complex is located in the heart of the south beach section of the island of Clearwater Beach. Although you are on the water, the beach is just a very short walk away. A 15 minute walk will take you north to Pier 60 where you can enjoy the Sunset Celebrations at the Pier every night, weather permitting. Next to the Pier on the intra-coastal is the Clearwater Marina where you can make arrangements to do all kinds of things on the water. You are also a short walk to restaurants, beach type shopping and a Walgreen\'s. We look forward to seeing you soon!

Master bath features a large step-in tile shower with glass doors. 2 sinks.Corian counter tops.

Bedroom 2 - King bed. View from the window looking south onto the pass and Sand Key. 26 inch flat screen TV with DVD player. This bedroom is just off the kitchen area and has easy access to the 2nd bath.

2nd Bath - Corian counter tops with 2 sinks. Large step-in tile shower with glass doors.

Kitchen - Corian Counter tops. Pass through to the dining area. Built-in microwave. Glass top stove. Dishwasher. Stacked, compact washer and dryer adjacent to the kitchen.

Dinning Area - Seats 6

Living Area - Leather sofa and love seat. Love seat has two recliners and the sofa makes into a full sized sofa sleeper. Sliding glass doors lead out to the balcony. 32 inch flat screen TV with DVD player. Basic cable.

Balcony - Faces south with a 180 degree view from the West looking towards the Gulf of Mexico, the South looking at Sand Key and beaches and to the East towards the intra-coastal waterway and the Sand Key Bridge. 4 folding chairs and two small tables are provided. Carpeted floor.

General Unit Amenities - Beach towels and a couple of

beach chairs provided. Small Vacuum. Outside secured parking adjacent to the building.

General Property Amenities - fitness room, sauna, billiards room, community room provided on the ground floor off the lobby. Heated pool and large deck are between the two towers. No BBQing. Guard shack is staffed 24 hours a day.

Work update:

The restoration of the plaza deck and lower-level garage basement has been in the 440 West\'s horizon since 2017.

Well, the time has come to do it.

The project plans have advanced to the point of being poised to sign a contract between now and early March and looking for a starting date of May 3, 2021.

The restoration consists of \'1\' the replacement of the waterproofing material on the plaza deck, adjacent terrace balcony-decks, and planters, \'2\' the replacement of adjacent expansion joints, \'3\' the restoration of the plaza deck slab, basement ceiling, walls and columns.

The tentative plans for the Plaza Deck and Basement Restoration project are as follows:

The projected starting date is May 3, 2021.

The duration of the project is expected to be 270 days,
