From the owner

Standing on the side of the highest hill in the vicinity of Colares, in the village of Penedo, with the Serra da Sintra mountain range, a World Heritage site and National Park, in the background, this villa boasts stunning views over the valley and the sea towards the local beaches.

It features traditional architectural designs to complement the local setting and has an interior which has been designed for modern living in a classical style. Although private and peaceful, it is nevertheless within easy driving distance of the local amenities.

Stunning views down the valley to the coast.

Small, well-landscaped garden catches the sun most of the day and has night lighting.

Unheated swimming pool 6 x 4 metres and 1.5 metres deep and open between 1st May and 30th September each year. If required, the pool is available outside these dates but at an extra charge. Pool shower.

Bright halllway leading to the 3 bedrooms and 2 bathrooms and a wide staircase to the lower floor where the dining/sitting room, well-equipped kitchen and cloakroom can be found.

Master bedroom has en-suite bathroom with 4-piece bathroom suite and exterior window, queen-sized bed, satellite TV and DVD player and a french window leading into a terrace with outstanding views; outdoor furniture available.

Also, another 2 bedrooms, each with twin beds, and shared bathroom containing 4-piece bathroom suite and exterior window.

Spacious sitting/dining room with a dining table for up to 12 people.

The sitting room area has seating for up to 10 people, HD satellite Plasma TV with DVD player and recorder and 4-column stereo sound. Also telephone with wi-fi internet access. Two French windows lead to the garden and swimming pool area.

Fully equipped kitchen - American two-door fridge/freezer with ice and water dispensers, dishwasher, washing machin and tumble dryer, double wall-oven, gas hob, microwave, kettle, toaster, snadwich toaster, radio/CD player and other electrical kitchen gadgets.

Bookings must be confirmed by a non-refundable deposit of 30% of the total rental and an email will be sent confirming receipt of the deposit. The remainder is payable no longer than 30 days prior to the commencement of the stay; at the same time, a damages deposit of £300 is also payable, refundable within 7 days of departure, dependent upon inspection.

During the high season, changeover days are flexible; during off-peak seasons, please check with the owner.

A cleaning service is provided on change-over days and mid stay. Any extra service can be arranged between the client and the caretaker at the clients' cost.

Bed linen, towels (not beach towels) and kitchen linen are provided. Bed linen is changed every Saturday of a stay; towels and kitchen linen are changed every Saturday and Wednesday.

Upper Floor: You will find the spacious, relaxing master bedroom with en-suite bathroom, king-sized bed, satellite TV with DVD player, a window overlooking the surrounding landscape and a French door leading into a sunny terrace with a breakfast table and chairs and sublime views.

There are also two comfortable twin bedrooms served by a family bathroom.

Lower Floor: A wide and easy staircase leads to a 72 sq.m sitting/dining room area with a window and two French windows leading into the garden and swimming pool.

The sitting room is a light and airy living space with a large screen, HD satellite TV with DVD/video player and recorder and 4-column stero sound. There is also internet access.

The dining room has seating for 12 and has a double-sided, glass-enclosed log fire serving both the dining and sitting rooms.

There is a family wash-room.

The kitchen is fully equipped with an American two-door fridge/freezer with water and ice dispenser, dishwasher, washing and drying machines, double wall-oven, gas hob, microwave, kettle, toaster, electric coffee machine, various electrical kitchen gadgets and a large selection of china, glass, cutlery and cooking utensils. There is also a radio/CD player.

The garden and swimming pool area has frontal views down the valley to the coast and, apart from attracting the sun for most of the day, can enjoy glorious sunsets. You will find garden dining furniture with a large parasol and several cushioned and pool recliners. ; also an automatic awning.

A BBQ is also available.

The small but well-landscaped garden has mature flowering shrubs and plants, including bougainvillea and roses, and is regularly maintained by a gardener.

The swimming pool, 6 x 4 metres and 1.5 metres deep, is surrounded by decking with a beach-style shower next to it and is also maintained weekly by a gardener.

About a week before arrival at the house, you will receive confirmation of the telephone number of our caretaker. Please telephone this number as you approach the house so that she can be waiting outside the electronic gates to greet you, show you around the house and give you the keys. A Welcome Pack will be provided, including bottled water, tea and coffee and chocolate sachets, biscuits and a bottle of red wine. There will also be tourist information, information about local services and instructions for use of the TVs etc.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Julieta (the owner) a message.

If Julieta (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
