The property, built on a bank is double storey at the front and triple storey at the rear and this has provided the owners with some exciting internal and external features that make this house very different and full of surprises. Full of charm, character and the latest mod cons, the sitting room is tastefully adorned with quirky personal pieces and artwork that reflect the owners’ lives of travel, adventure and interest in the decorative arts. A wood burning stove, an abundance of cosy seating and soft lighting make this a wonderful place to relax and unwind. The dining area and kitchen occupies the rear of the house, again complete with personal touches and the latest mod cons that contrast with the beautiful original cooking range which is still in place. This area brings the outside inside through the wonderful views across to Coniston Water and the Grizedale hills. The pièce de résistance is the glass fronted Juliet balcony accessed through large double French doors in the dining area; perfect for those sunshine days.

Upstairs you will find two spacious, bright bedrooms and the house bathroom. The front room, an airy twin with its own smart TV has an equally spacious en-suite shower room. This and the bedroom have magnificent views onto the rising fields and the Old Man of Coniston. The master bedroom can be found to the rear of the house, complete with king sized bed, smart TV and spectacular views across to Coniston Water and the fells beyond. The house bathroom is bright and well thought out, its feature tub and shower would be most inviting after a long day spent on the fells. Outside the house, from the kitchen you enjoy immediate access to the cottage garden and separate heated utility room with all the facilities you will need to dry your boots and coats and to store all of your equipment after a day exploring the fells. The covered side return provides dry access to the front drive and secure storage for bikes/kayaks with solid shackle points and a hosepipe.

Directly outside the kitchen door you will find the first of two outdoor seating areas with a table and chairs for six and views to Coniston Water and the hills beyond. Tasteful glass panels shelter you while you dine or relax. An all weather BBQ and a steamer chair are also on hand. Below this at the rear of the house is a second seating area directly outside the double French doors that access a large self-contained bedroom complete again with the latest mod cons including smart TV, en suite shower room, a small kitchenette area and a king sized bed. This quirky room with its own private outdoor space makes the house perfect for those visiting with friends or relatives or teenage children. The rear garden is made up of a neat lawned area complete with shrubs and borders that finishes at a gently flowing beck. The garden is a haven for wildlife especially birds but also including the resident stone badger – don’t be alarmed, it doesn’t move.

Timley Knott is a space lovingly transformed, perfect for romantics, friends, families, outdoor enthusiasts and dreamers alike. Enjoying the best of both worlds the cottage is a short walk by disused railway line or lakeside into the village of Coniston but also offers immediate access onto footpaths and cycle trails leading to the lake and fells beyond.
