From the owner

Tanglewood cottage is a charming self-contained two-bedroom barn conversion sleeping four (+2 more if using the sofa-bed in the lounge). The cottage was recently converted from an early 19th century brick and flint single-storey dairy, standing in the grounds of the owners' grade II listed farmhouse. You can enjoy all the comforts of home including Wifi.

Once forming part of the historic Gunton Hall Estate, the grounds of Nursery Farm include eight acres of woodland that visitors are free to explore. The owners live in the grade two listed brick and flint thatched farmhouse close to the holiday cottages.

This delightful corner of rural Norfolk is only five miles from the traditional seaside town of Cromer, famous for its delicious crabs and the end of the pier shows. Also within easy reach are the Norfolk Broads, the fascinating network of waterways where day boats are available for hire.

It has been decorated to a high standard and provides modern co-ordinated accommodation but within a traditional setting. All rooms have beamed and vaulted ceilings with wood floors and rugs in the living areas. All windows are double-glazed.

The bathroom is ¾ tiled with modern low-level suite, ceramic tiled floors, thermostatic shower over the bath and shaver point.

The open-plan living and dining area is spacious and inviting with contemporary furniture, including a metal-framed double sofa bed that can provide additional accommodation if required. The galley-style kitchen area is well-equipped with a range of modern wall and floor units. There are two colour co-ordinated bedrooms, one having a double bed and the other with two full-size single beds. Each bedroom has wardrobe hanging space and drawers.

The area is ideal for cycling with many designated 'quiet lanes'. Close by is a cycle track along a disused railway line that gives a unique opportunity to explore unspoilt Norfolk with its abundance of wildlife. The more ambitious cyclist may like to attempt the full route into Norwich.

Easily accessible too, are the picturesque villages of the North Norfolk coast, much loved by sailors and offering a number of RSPB reserves, lovely coastal footpath walks and seal-watching trips. Good fishing and a choice of golf courses can be found within 5 miles.

Norfolk is very rich in terms of heritage with several National Trust properties to visit including nearby Felbrigg Hall and Blickling Hall.

Very disappointed to hear you did not enjoy your stay more. We did have an issue with the boiler, that was explained, and the engineer arrived very promptly and ordered the required part. I am very sorry, but we did not realise he had not returned and completed the work. It took a few minutes to once we were aware. We have found no leaks in the bathroom and can only think it was condensation dripping from the cold cistern after you had a shower. The heating came on at 5am as the timer was set for that time - guests can re-programme the timer to suit themselves, set it to manual, or contact us and we would have happily done it for you. No one has had issues with parking at the property before, and there is enough parking for 10 additional vehicles to the rear of the other holiday cottages if they do. I totally agree, the double bedroom is small, and I am surprised that in the 11 years of renting it out, you are the first to mention it. We frequently have parties of 4 and more stay in the property and many return again and again. With regards to catering for young children, we do provide cots, highchairs on request and could have furnished you with plastic utensils if asked. Guests have our email contact details, landline and mobile number, as well as us living just a few yards away in the main farmhouse, and we prefer to allow them to enjoy their breaks without us checking up on them. Again, my sincerest apologies that the hot water issue was not dealt with more efficiently.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Keith (the owner) a message.

If Keith (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
