This fabulous Farmhouse enjoys a superb riverside location at Crosswell in the heart of the National Park between the Pembrokeshire Coast and the Preseli Hills.

Newport, Cardigan and Fishguard are within 15 minutes' drive and offer shops, restaurants, pubs and access to the Coastal Path.

The river Nevern is the boundary to the 4 acres of grounds and there is private river fishing (during fishing season) which you are free to enjoy along one side of the river bank (you will need a rod license).

Other nearby places of interest are: The Neolithic Burial Chamber at Pentre Ifan, Castell Henllys Iron Age Fort and The Preseli Hills which offer excellent walking.

There are 5 bedrooms over 3 floors; each bedroom has a Welsh name.

HAFOD SUITE (1) is on the ground floor and perfect for semi-ambulant guests or a small family.

There are zip'n'link 3' beds which make a 6' super king when requested, bedside tables, chest with mirror, wardrobe and sofa comfy seats.

The large EN-SUITE has a shower cubicle, WC and hand basin.

First Floor

FOEL ERYR (2) is the master suite with exposed A frame beams, velux windows and pine floorboards.

This bedroom sleeps 3 with a king size bed, single bed, bedside tables, chest with mirror, wardrobe and arm chair.

The EN-SUITE has a step in steam shower cubicle, WC and hand basin.

CARN MEINI (3) has river views and is furnished with a king size bed, beside tables, chest with mirror, wardrobe and two seater sofa.

The EN-SUITE has a shower cubicle, WC and hand basin.

FOEL DRYGARN (4) has a double bed, bedside tables, chest with mirror, wardrobe and a two seater sofa.

There is a FAMILY BATHROOM with Jacuzzi bath, shower over, WC and hand basin.

Second floor ATTIC ROOM:

FOEL CWM CERWYN (5) There are zip'n'link 3' beds which make a 6' super king when requested, bedside tables, chest with mirror and clothes hanging space.

This area can be curtained off.

At the other end is a lovely chilling out area with comfy seating, Smart TV.

A selection of family books and games are provided.

LAUNDRY BUILDING

There is a shared laundry with 2 washing machines and a tumble dryer.

Additional freezer space is also available.

Garden & Parking

There is a covered area to the front of the house where you can take off walking boots/coats/ wet suits to dry.

From the kitchen double glass doors lead to a second covered decked area where there is a

HOT TUB for 6 and garden furniture.

Another door leads to the utility, shower and WC.

Steps lead to a large enclosed lawn with plenty of space for children to play.

The river bank has views of the lovely stone Pontgynon Bridge and is banked with trees and grazing pastures.

There is private fishing (salmon, sewin and trout) which you are free to enjoy along one side of the river bank (you will need a rod license).

Other Information

The house has oil fired central heating, this will be included in the rental from May to September and charged at a flat rate of £50 per week from October to April.

The owners will collect this payment from you in person.

A complimentary basket of logs is provided for your arrival, more can be purchased locally.

A cot, highchair and stair gate are available by prior request.

All the beds will be made up with fresh linen for your arrival.

A bath and hand towel may be hired at £5 per guest (please bring your own hot tub/beach towels).

WI-FI enabled.

No smoking.

This accommodation is best suited to 10, however, there is a futon and a put-u-up bed for occasional use.

The farmer, his wife and young family live on the neighbouring farm so are there to help but will respect your privacy.

Mrs Davies is an excellent cook and can bake to order for you by request.

Out of the school holiday weeks, a COUPLES/SMALL PARTY DISCOUNT for use of the ground floor only, can be given by discussion.

Y Cartws 2185 (sleeps 2) is close-by for larger parties.
