Spacious accommodation, conservatory, fully equipped kitchen with seating area and TV, views to garden and river, BBQ, garden furniture.

Seperate lounge/dining room with TV, utility area with washer, ironing board, iron.

Bedroom with king size bed, dressing table, bathroom with bath, sink and toilet.

Second bedroom with two single beds and shower room with small sink and toilet.

Please not this property is on two levels, the lounge and kitchen/conservatory are on ground floor and the two bedrooms and bathrooms are on the upper level

Getting around

The lovely market town of Penrith is 1.9 mile from the cottage, the town is steeped in history, there are interesting and diverse shops, good architecture, good pubs serving real ales and good food. Restaurants and tea rooms can be found among the book shops, antique shops and art galleries, there are also several ladies boutiques. Local taxis are reliable, approximately 20 minute walk into Penrith, regular bus service.

Interaction with guest

I will at most times meet you at the cottage on your arrival to hand over the keys and to explain how everything works, I will email you directions a couple of days before arrival date

“Didn't want to go home.”

The cottage was beautiful and it surpassed our expectations. Its also set in a beautiful setting by the river and we spent hours just observing the local wildlife. It was ideally located to reach all the attractions we wanted to visit - Ullswater, Keswick, Derwent water and many others. Also the town of Penrith is 5 minutes away and has many supermarkets if you need to get supplies. Lastly the bed was so comfortable I've never slept so well.

It started even before we entered the house. Karen met me as though we had been friends for years ( this was my father's remark). It kept getting better and better. A bouquet of flowers with a welcome drink and thoughtful refreshments, the cottage felt more like a home. Dating back to 1600s the cottage is comfortable and cosy to date. A well maintained garden with apples and pears which overlooks the river was perfect for evening tea abd drinks. The rooms, linen, heating, washing, cooking abd much more were all closely taken care of. Highly recommended

Thank you for letting us stay in your beautiful cottage Karen, me including all my friends had a wonderful stay. Its in a great location close to the sainsbury as well as the town centre I believe. There wasn't anything we could find in the cottage, everything was well thought out and Karen you did a fantastic job showing us around. Kind regards, A Gurung

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Karen (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
