Distinct Caravans - Sited at 22 Laurel Rise, Primrose Valley, Filey

This Caravan is personally cleaned by myself, Not Haven.

This is a Pet Friendly Caravan, BUT NO PETS ALLOWED with bookings made with TripAdvisor.

Sat - Sat & Mon - Fri Bookings Only (with the exception being Easter)

If you require a Mon - Fri Booking then contact me for rates.

This is a Willerby Salsa Eco 35ft x 12ft Caravan, sited on a well sort after Prime Location of Laurel Rise.

This caravan will be cheaper if you book direct with me, you can find Distinct Caravans on the NET, just look me up. This caravan is sited in a re-developed area with personal parking space, piped gas, tarmac walkways and roads. It's in a cul-de-sac, being the fourth one in, just opposite Starbucks and a play area. Starbucks is next to the Spar and Barrel & Mash. Just next to these is the main Funworks Complex. The caravan is quietly placed as this is a no through road for cars, yet everything here is just on your doorstep.

There's a huge veranda, full wrap round with a gate also compliments this holiday home with rattan style furniture for basking in the sun, positioned south facing for maximum effect.

Ideal for people without transport as there is a Bus Stop just out of the cul-de-sac to the left near reception to travel to Scarborough, Bridlington, Filey etc.

Also round the corner are the cliff tops for stunning views of Filey and the sea. A massive grassed area to play ball games, have picnics, and also gain access to the beach

This is on Havens 5* Holiday Village at Primrose Valley

Passes are not included, but can be purchased by yourselves or by me before you arrive if needed. You do not need passes to eat or shop in Primrose Valley, many guests just use the caravan as a staying place.

The Caravan:

Is Doubled Glazed with Central Heating Throughout and has in addition Factory Fitted Warm-Air Heating in all Bedrooms if you don't want the central heating on. It's ECO friendly in mind so the caravans is lined with Kingspan Insulation. The boiler is this caravan has a double water rate flow from standard caravans, so theres no more slow flow hot water.

The lounge:

Has a spacious wrap around seating area, with huge windows. There's a There's a 32" LED TV/DVD with built in preview which also comprises 3 x HDMI and 1 Pc Sockets, so if you wish to bring a Games Console along, you can. There's also a USB socket. The Fire is Gas Operated, set into a landscape fireplace which has 3 Radiant's. To the side of the lounge is the Dining area which seats 6 people on a free standing dining table.

The kitchen:

Is what's called a Modern Galley kitchen with a wide aisle, loads of overhead storage and cupboards below. On one side you have a sink with drainer, Microwave, Toaster, Kettle, Fridge with small freezer, a long work surface and ample shelves and cupboards for storage. On the other side is Full Sized Gas Cooker but there's also work tops at either side to place items on.

The Bathroom:

Is beautiful, well spaced out. There's a toilet, sink, a radiator and shelves to keep your clothes on whilst getting changed. The walk in shower is amazing with a variable shower head, there's even little shelves in the shower to pop your toiletries on.

Additional Toilet:

There's an extra toilet with sink in another room adjacent to the bathroom.

The Bedrooms:

There are 3 bedrooms which comprise of 1 double, and two twin rooms with 2 single beds in each. All of the beds are free standing, so no more silly bunks. All of the bedrooms are fully centrally heated, they also have factory fitted warm-air heating fans to air the rooms off if the central heating isn't needed. All bedding for these is provided. If a travel cot is needed, we will provide one (up to age 2 or 30kg), but you must provide your own bedding for this. Also our travel cot DOES NOT fit in any of the bedrooms

Gas, Water and Electricity is all included in the price.

All Bed Linen (excluding travel cot linen) are provided

NO PETS ALLOWED (Via bookings through TripAdvisor)

NO Smoking in the Caravan, you can of course smoke outside.

Funworks Passes are NOT included, but can be purchased if needed. Many guests don't bother.

A £100 p/wk Deposit Secures your Booking, usually paid via BACS, Internet Banking or Cheque.

There's also £75 p/wk Returnable Security Bond in addition to the price. If you have pets then this is £125 p/wk.

Pets are also charged at £50 p/pet per stay.

I'm so please you enjoyed your stay, the location is a quiet, well sort after spot. To hear I presented the caravan to you clean and spotless, is very pleasing. This information will help are other prospective guests with choosing their next caravan holiday. I do ask in the T&C's to bring your own T-Towels, but this is something I'm thinking of introducing soon. Iron's have been left marked by previous guests, this in turn makes your clothing stick. Other owners have also reported accidents with children, with these two reasons in mind, I removed the iron. Thank you once again for choosing my caravan. Darren

Why can't I call Darren (the owner) before booking?

You can exchange contact details with the property owner/manager once your booking is confirmed and you’ve paid in full. Paying and communicating only through our platform allows us to ensure that your booking is covered by our Payment Protection policy.

If you have any questions before booking, you can send the property owner/manager a message via the contact form on their listing. Once you’ve booked, you can discuss the rental and make arrangements for your trip by logging into Manage my booking.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Darren (the owner) a message.

If Darren (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
