Ben Place Cottage sits in a lovely quiet and secluded corner of Grasmere, at the very heart of the Lake District. Originally part of a Victorian 'gentleman's residence', this two bedroom cottage has its own private sitting-out area plus parking, and enjoys fell views across to Helm Crag and Stone Arthur. Ben Place is an easy 10 minutes walk from Grasmere village, giving ready access to the shops, cafes and restaurants, yet also giving it seclusion from the hustle and bustle of one of Lakeland's prime tourist destinations.

The cottage has an 'upside-down' layout with the living accommodation on the upper floor. Stone steps lead to a covered porch. Living/dining room with woodburner stove, TV, DVD player, CD player, wifi hub. Galley kitchen with oven, hob, microwave, dishwasher and fridge. Downstairs are: family bathroom with bath and shower over; two double bedrooms, one having a dressing-room alcove and en-suite bathroom with shower-bath (NB the en-suite bedroom is 6'11” wide, giving approx. 11” clearance either side of the bed); and utility room, housing a freezer, washer/dryer and central heating boiler. Heating is via gas central heating, plus woodburner stove. Bed linen, oil and electricity included. (Please note you do need to provide your own towels). Outside is a gravelled parking area for 2 cars and a patio set and bench in a sunny corner of the patio garden.

Children over the age of 5 are welcome (but please note the cottage has 2 double beds). Sorry we do not accept children under the age of 5, as there is an unfenced light well outside, with a drop of around 2 metres. Sorry, no smoking or pets.

Ben Place Cottage– around and about

Grasmere needs little introduction, famous for being the home of William Wordsworth and now one of the Lake District's premier tourist destinations. As well as Wordsworth's home, Dove Cottage, the village has numerous shops, hotels, cafes, galleries and restaurants. For day-to-day essentials, there is a well-stocked Co-op, a newsagents, a pharmacy and a post office. And of course there is the Grasmere Gingerbread shop!

Situated at the heart of the Lake District, it is only a short drive to places such as Keswick, Ambleside, Windermere, Bowness, Ullswater and the Langdale Valley. Alternatively, there is the very regular 555 bus service – passing within 250m of the cottage - linking many of these places, and serving Windermere railway station, which means a car-free holiday is a real possibility.

There are lake cruises on Windermere and Ullswater, or you can hire a rowing boat on Grasmere. There are cinemas in Bowness and Ambleside, and the Theatre on the Lake in Keswick. Beatrix Potter World is in Bowness and her home, Hilltop Farm is in nearby Sawrey. For walkers, you are at the heart of the Lakeland mountains with numerous high- and low-level walks. You can walk from the cottage to Alcock Tarn, Stone Arthur or Easedale Tarn. Or for the more adventurous, to the Langdales, the Fairfield Horseshoe or Helvellyn, all with the possibility of returning by bus if required.

Lovely cottage in a great location

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Hugh and Wendy (the owner) a message.

If Hugh and Wendy (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
