Lakefield House is peacefully situated in the conservation village of Near Sawrey with stunning views over Esthwaite Water to the Coniston Fells through superb full-length windows. Near Sawrey was the home of Beatrix Potter who settled at Hill Top farm. The Tower Bank Arms pub located in the village is a 5-minute stroll away. There are beautiful walks from the front door.

The impressive living space is perfect for family gatherings and groups.Whether you gather together or relax apart, you will be exhilarated by the spectacular views at any time of year.

The beautiful village of Hawkshead (with local shops) is 5 mins drive along the lake and Coniston and Ambleside are 15 mins drive away.

Lakefield House, provides 5 bedrooms and 4 bathrooms, with a further separate WC, 2 sitting rooms (both with spectacular views), fully-equipped kitchen/ dining room. Bed linen provided. Towels available at small extra charge. The house is set in beautiful enclosed gardens.

In detail the accomodation provides:

Private parking for 4/5 cars. Enter via hall (with adjoining'boot room' with Belfast sink). Large sitting room with a full wall of windows overlooking Esthwaite Water to the Coniston Fells, open fire, comfy sofas and 40" LCD TV/DVD . The dining area leads out to the raised furnished deck area. Well-equipped kitchen (large fridge freezer plus 2 further fridges) with utility and access to rear garden. Ground floor hallway, luxury en-suite (shower room) king-size bedroom with four-poster and LCD TV, luxury en-suite twin bedroom with LCD TV and en-suite (shower room) double bedroom with LCD. Upstairs to the 2nd king-size and twin bedrooms, luxury family bathroom, additional separate WC, cosy sitting room with LCD TV/DVD/ Playstation 2 and small kitchen.

A travel cot (but not linen for the cot) and high chair will be provided on request.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Guy (the owner) a message.

If Guy (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
