From the owner

The Old Wash Kitchen is set in a picturesque village, overlooking the river Holme & surrounded by beautiful countryside. It's the perfect getaway for couples, families or friends.

• On street parking right outside the door*

• Up to 2 dogs welcome free of charge*

• Walks from the door

• 2 local dog friendly pubs

• Village shop

• Free use of fishing permit for 2 at local dam

• 20 minute short, flat stroll into Holmfirth centre with it’s array of shops, pubs, bars, restaurants & cafes - most dog friendly

Nestled in the heart of the village of Hinchliffe Mill, this cottage is the lower half of a pair of cosy, quirky weavers cottages with original beams, exposed stonework and vaulted ceilings. It's surrounded by rolling green hills, made famous in the comedy series The Last of the Summer Wine, open countryside, overlooking the river Holme, which can be heard babbling by, and the mill pond - a haven to birds and wildlife.

Located at the foot of Holme Moss, the Cote De Holme Moss Grand Depart of the Tour De france 2014 is only metres from your door. There's a fishing spot only a 2 minute walk away and with numerous reservoirs, woodland, moorland and riverside walks, this cottage has all you need for a Yorkshire countryside break!

Not only that, all your needs are at your doorstep with 2 pubs, one with it's own restaurant, a village store, tea room and Holmfirth vineyard which offers vineyard tours and serves breakfast, English wines, afternoon teas and an la carte menu, all within a 5 minute walk and, as it's such perfect dog walking country, most of the local pubs, cafe's and restaurants welcome your furry friends too.

There is a small, secluded, stone flagged area to the front of the cottage with seating for 2 where you can enjoy a morning coffee or a glass of wine (or 3!) in the evening and there's a selection of DVD's and board games if you prefer a quiet night in and some xbox games to keep the kids happy. There is also a picnic basket, picnic blanket and ice packs available for you to dine out 'al fresco' in the beautiful surrounding countryside.

The close proximity to Holmfirth town centre and it's transport links makes this an ideal base for guests wishing to visit events at the Picturedrome, The Holmfirth Festival of Folk, Holmfirth Food Festival, The Art Festival, Film Festival and other local events.

**PLEASE BE AWARE**

*Although we do not offer private parking there is easy on street parking available on the lanes to both front and back of the cottage and our neighbours kindly leave the space outside the back door free for our guests. However, as it is a public road the space cannot be guaranteed

**This cottage is, what is known locally as an 'under-dwelling', therefore, everyday living noise from the cottage above is possible so please don't be surprised to hear everyday living noises from the cottage above ('over dwelling').

***The bathroom is situated within a vaulted cellar and although inside the room is full height the doorway is less than 5ft in height and may not be suitable for those less agile/ mobile.

• The front door is accessed from the roadside via some 150 year old stone steps which do not have lighting and can be slippery when wet. If you think you may arrive after dark please bring a torch with you. Once checked in, the level rear entrance can be used instead if you prefer.

• We do not charge a cleaning fee. We clean and prepare the cottage for your stay ourselves to enable us to keep the cost to you as low as we possibly can. To enable us to keep offering this we do need your help. We expect guests clean up after themselves, and their dog/s, and leave the cottage in a tidy condition. Don't worry, we don't expect a full spring clean on check out, but if this isn't something that suits you then accommodation with a full cleaning service may be more suitable.

• Dogs are the only pets we accept. A maximum of 2 well behaved, house trained dogs are allowed without charge, 3 subject to approval dependent on size/age/temperament and your agreement to adhere to the following:

• They must be restricted to the upper floor only where the kitchen and lounge are located.

• They must not go on the furniture and are not be allowed in the bedrooms, and under no circumstances should they be allowed on the beds.

• They must not to be left alone in the cottage if they are likely to bark or stress or cause a disturbance to the neighbours.

• Any 'accidents' or excessive dog hair should be cleaned properly before leaving or a charge for extra time cleaning and any damage will be deducted from the damage/housekeeping deposit. Anything over the deposit amount will be invoiced to the lead booker.

• The lead booker is responsible for the ensuring that the house rules are adhered to, therefore, it is recommended that they make any accompanying adult guests aware of the of the house rules, particularly if they are bringing their dog/s.
