Recently converted to a high standard from an open fronted barn, Swallow Barn is now a delightful single storey cottage whose guests may benefit from the use of a private indoor heated swimming pool. It is called Swallow Barn because of the swallows that used to return every year to nest in its rafters.

The barn has two bedrooms, a double and a twin, a large sitting/dining room and a well equipped kitchen. Each bedroom has an en suite bathroom with shower over bath. One bathroom has been specially equipped for use by disabled guests. Swallow Barn has a fully enclosed south facing terrace with table, chairs and a barbeque. It is set in spacious grounds with plenty of safe playing space for children and access to a rural footpath to the small market town of Halesworth. The cottage is equipped to a high standard and has easy, level access for wheelchair users. There is a log burning stove backed up by full cental heating,satelite TV and DVD and Wifi. Solar panels on the roof provide most of the hot water, particularly in summer. The owners’ private indoor heated swimming pool is available to guests by individual arrangement at a small extra charge. There is parking for two cars.

Set on the edge of the pretty village of Holton, Swallow Barn is less than one mile from the centre of Halesworth where there is a range of shops, restaurants and pubs. The popular seaside town of Southwold is only 20 minutes away and for walkers and bird watchers there is the RSPB sanctuary at Minsmere and the wild heaths of Dunwich all within a short drive. For culture lovers the famous Snape Maltings concert hall and the Halesworth arts centre, The Cut, offer a wide range of top quality films,concerts and plays. This unspoilt area has something to offer visitors of all ages and interests. Rural Suffolk is one of Britain’s best kept secrets.

Why can't I call Andrew (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Andrew (the owner) a message.

If Andrew (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
