Villa Limon at the top of Kalkan Bay enjoys spectacular panoramic views of the mediterranean and mountains from most areas of the villa and all terraces. This large villa offers spacious, well equipped luxury accommodation of a very high standard, and has recently been further extended to incorporate a beautiful 6th en-suite penthouse bedroom and a 2nd kitchen/ laundry room on the lower terrace. A shaded Ottoman seating providing extra dining space plus a bar can also be found at this level. The improvements to the villa make it an ideal venue for weddings and other celebrations. It is suitable for large parties and because of its thoughtful layout also cosy for couples and small groups. The project completed (as was the original renovation back in 2009) by Kalkan's most well respected bespoke constructor and designer who turned this lovely villa into one of Kalkan's finest. The property is meticulously maintained each year with decoration works to the interior and close attention to the outside areas.

The open plan living area is light and spacious, offering plenty of room for guests to relax, dine and prepare a feast in the fully equipped kitchen. The inside space connects beautifully with the terraces and swimming pool beyond through large glass doors and windows that also open up the sea views from inside the property.

A particularly nice additional feature of the villa is a games room with pool table, darts and table tennis.

Villa Acqua Marine is set in its own secure grounds over three levels accessed by steps. It offers several outside spaces, including large balcony areas with additional sun beds and comfortable seating areas from the first floor, a stunning roof terrace as well as pool terrace with sun beds and parasols and al fresco dining area at the ground floor level. The lower terrace is accessed by a sweeping staircase leading to Jacuzzi, shaded Ottoman seating/dining area, bar and further sunbathing areas. Villa Acqua Marine with its south facing position is situated in a tranquil location above Kalkan town looking down on the harbour and out to sea. The town is 15 minutes walk away (downhill) and approximately 3 to 4 minutes by car. For those who don't wish to hire a car, taxis can be called and come to the villa in minutes. There is a well serviced taxi rank in town for the journey back.

Villa Acqua Marine can be reserved for a non-refundable deposit of 20% with the balance remaining, due 10 weeks prior to the start of your holiday. The price includes the complete villa rental for up to 13 people. A damage deposit of £350 will be required at the time of paying the final balance to cover any breakages or damage.

The Villa is a great place to explore the stunning Turquoise coast from. Both Patarra and Caputas beaches are a short drive away, as are other notable excursions such as Saklikent Gorge and Tlos. There are also many places of archaeological interest just a short distance away such as Xanthos, Patarra and Letoon.

Kalkan itself has a beach and benefits from a number of beach clubs offering water sports.

The ground floor offers light spacious open plan accommodation comprising living and dining area, fully equipped kitchen. Large glass doors out to outdoor dining terrace, swimming pool and lower terrace with Jacuzzi further Ottoman seating/dining area and bar. Double bedroom with doors leading to pool terrace with en-suite shower room and wc.
Stairs leading to first floor with Master double bedroom with e-suite and large balcony with sun beds and seating area, a twin bedded room with balcony with additional seating area and sun beds and further double bedroom, each with en-suite bathrooms.
A further staircase leads to the stunning roof terrace with bar area and seating plus telescope to enjoy Kalkan's clear night skies.
Attached to the house on the pool terrace level is a very large bedroom with king bed and en-suite facilities. This room is large enough for an additional bed should it be required. Double doors open onto the pool terrace.
On the lower level (accessed by sweeping stairs from the outside dining area, is a double bedroom with en-suite.
The games room is also situated on this level.
The Villa has off road parking and is at the bottom of a set of marble steps, and therefore is not recommended for those with mobility problems.
The Villa is serviced by a well reputed local management agent who tend the pool and terraces twice daily. Guests also enjoy maid service with change of all linens twice weekly. Fresh bread can be delivered to the villa each morning by arrangement.
Our management agent take good care of our guests and are at the end of the phone to deal with any problems or urgent needs.

Villa Acqua Marine enjoys vast exterior terraces and open spaces, with a large pool terrace enjoying sunlight until the very end! There are also stunning seating areas with comfortable sofas, including Ottoman and roof terrace seating - an ideal place to sit with a glass of wine and enjoy the magnificent sunsets, as well as shady terraces to either sit or enjoy a game of table tennis.
The large outdoor swimming pool is accessed by steps and is approximately 1.55 meters deep throughout.
Our Jacuzzi is also a great place to admire the views.

I am always a phone call or e-mail away and commit to responding quickly. However, I work with Lycian Coast Homes, a local company based in Kalkan, who look after both the property and our guests very well. They visit the property daily to tend the pool and terraces and can be readily contacted for any help or advice needed while you are on holiday.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Laura (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
