From the owner

The house, downstairs, has a large open plan living and dining area with kitchen and two double bedrooms (one with double bed, one with 2 single beds)which share a central bathroom with shower, bath and w.c. The main sitting area has a large wood burning stove and the other sitting area looks out onto the lawns, pond, and the Castlecomer hills in the distance. The dining area looks South East to Brandon Hill. The first floor comprises a small library area, a further sitting area and two good sized double bedrooms(both with double beds) with walk-in wardrobes. There is a bathroom on this floor with w.c., wash basin and wet room with 2 showers.

Included in the rent is €4 per day for electricity. Usage of more than €4 is charged at 20 cents per unit. Charge is made for oil which heats the water and in Winter, heats the house. If the house is kept very warm, extra oil costs can come in between €20 and €35 per day. Wood for the stove is €10 per day as required.

Please note, the house is not safe for children under 10 as there are design features which are dangerous. We live in the adjoining flat so we are available for help and information. We are happy to meet people in the small towns of either Graiguenamanagh or Borris and guide them up that way. The post code works perfectly. We do not allow pets in the house due to too much damage in the past.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Felicia (the owner) a message.

If Felicia (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
