From the owner

A beautifully converted Barn with character set in the boundaries of a 300 year old grade II listed farm house in the peaceful rural village of Old South Hykeham. The Barn conversion features a wood burner in the open plan lower floor, a mezzanine level overlooking the lounge serves as a comfortable dining area.There is a Smart Tv in the lounge area and small Tv's in each of the bedrooms. There is a well equipped kitchen on the ground floor, which has a full electric fan oven and grill, a microwave oven, 4 ring ceramic hob, full size dishwasher, separate fridge and freezer. The old apple loft serves as the master bedroom which has a luxurious king size bed, there is an ensuite toilet and basin, as well as a feature roll top bath in the upstairs bedroom. The second bedroom located downstairs is a twin room with two single beds. A large downstairs wet room complements the second bedroom. There is parking available for one car and a dedicated decking area and lawn with BBQ and patio table, chairs and parasol, screened with bamboo. Wifi is available for guests free of charge. The Barn is self-catering and a welcome pack is provided, including tea, coffee, hot chocolate, milk, bread and a home made cake. We are located within a short drive to the City of Lincoln with its famous Cathedral, Castle, and array of local attractions including the Lincolnshire show ground not to mention the famous display team the Red Arrows. With the Castle exhibition of the Magna Carta. Newark is also only a 10 minute drive with its picturesque town centre and show ground, Swinderby antiques fairs are even closer. The barn is suitable for children over 5 years of age, we are happy to accept younger children but we have not childproofed the property. We have a travel cot and highchair also available for use.

We do have a cottage available for rent which has a hot tub, if both properties are booked together then the hot tub can be used by both groups for a small supplement

House rules

High chair and cot available. but please be aware that we have not child proofed the property. Therefore parental supervision is advised.
We are happy to accept one well behaved dog in the barn, but would ask that the dog remains downstairs and is not allowed onto the furniture/bedding. A £25 fee will be charged on arrival for dogs to cover extra cleaning and damage to bedding etc. There are numerous walks , we would also ask that the dog is kept on the lead in the garden as we have chickens.

How do damage deposits work?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Karen (the owner) a message.

If Karen (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
