From the owner

Set on the quiet, peaceful and beautiful west coast of Ko Samui, this is a large, luxurious villa set in a lush tropical garden, within a beach side estate of 14 villas. The villa and pool areas are completely private. You do not share any part with other residents in the estate and not over-looked making it ideal for couples who want complete privacy but also suitable for families. There is an out-door shower, for use when using the pool.

The villa internal size is approximately 110 sqm. It is situated a 2 minute walk from a deserted sandy beach (see photos) where one can take a leisurely stroll. There is another sandy beach approx a 5 minute walk away on the other side of the peninsula that has a few beach bars, small resorts and restaurants. The villa has full a/c. Fully functioning open-plan kitchen. This villa is ideal for those who want to enjoy a holiday in peace and relaxation.

Our Guest Manager is accessible daily, who can sort out any queries. He can arrange car or bike hire, arrange baby-sitting, extra cot or bed, laundry, arrange trips, in-villa massages and even a cook to prepare meals within the villa. Please note that the villa comes with no essential food or drink items - our guest manager can provide a "welcome pack" with these essentials - please discuss this with the manager before your arrival. Please note that all these extras are charged directly by our guest management service. The charges are not included in the rental costs on this website.

There is a small resort 7 minute walk from the villa that serves breakfast from 7.30 am (charge 180 baht per person at time of writing); several family run restaurants and resorts well within a 20 minute walk, serving excellent thai and western food; a grocery store for essentials is about 10 minute walk away.

Smoking is allowed but we respectfully ask that you smoke OUTSIDE the villa rooms, in the garden and pool area - thank you for your co-operation. Cleaning services come twice a week with a change of linen and towels.

Bookings for 28 nights or more attract a 25% discount but then water and electricity will be charged to the guest. This should not be more than approx 200 USD, depending on individual usage.

Early check in (before 15.00) and late checkout (after 11.00) are available, depending on availability. Please make enquiries before booking.

PLEASE NOTE THAT BEING A PRIVATE POOL, THERE ARE NO POOL GUARDS ON DUTY. IF YOU HAVE YOUNG CHILDREN, DO NOT LEAVE THEM UNATTENDED IN THE POOL AND GARDEN AREA.

House rules

We respectfully ask guests to smoke outside the villa rooms, in the garden and pool area. For short term rentals (less than 4 weeks) water and electricity bills are INCLUDED in the price but we ask guests to be thoughtful - please dont leave AC running with open doors etc. We thank you for your co-operation. The villa can accommodate up to 4 guests. Please remember that this is a tropical island. Mosquitoes are indigenous. I would recommend that you take a plug-in repellent for each bedroom.

Why can't I call Itty (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How can I retract my booking request?

You’ll need to contact Itty (the owner) to do this. Send them a message in Manage your holiday booking or through the contact form on this page.

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Itty (the owner) a message.

If Itty (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
