Amelia-Rose, set in the beating heart of the Hunter Valley’s popular area of Lovedale, is a charming, country homestead set on five park-like acres. The property is perfect for groups seeking Hunter Valley accommodation for up to 16 guests.

Amelia-Rose features 5 restful bedroom that are accompanied by 2 bathrooms in the main house and also, a character filled 1 bedroom studio cabin equipped with its own bathroom accommodating a total of 4 additional guests in comfort. The master suite features a walk-in robe and modern ensuite. The other three bedrooms are also large in size and share a three-way bathroom.

The main house features a generous and bright open plan living area, perfect for get-to-gethers, which flows effortlessly to a sleek, modern well equipped kitchen with dishwasher, microwave and gas/electric cooktop and oven. For those who like to entertain, the kitchen opens out to a large covered and screened outdoor entertaining area with not only a wonderful bbq but also a heated spa for up to 6 people. Additional undercover verandahs make for the perfect places to read the paper or play board games with friends. Enjoy sitting back amongst the tranquil garden and lovely shady trees as you enjoy the view of the dam and jetty with claw foot bath. Included in this property is a large games room that includes pool table, table tennis, dart board and the fun game 'hookey'.

Due to unfenced dams we do strongly recommend keeping a close watch on your children at all times and infants at arms reach.

Amelia-Rose is a property to be enjoyed all year round with reverse-cycle air-conditioning, outdoor swimming pool and a wood burning fires, perfect for those cooler months and cosy nights in with a glass of fine Hunter wine and some local delicacies to be savoured with friends and family.

Pets may be considered upon request and must be requested at time of booking for approval. If approved, we permit a maximum of 2 dogs at the property at any one time. A $30 per pet fee is applicable for all bookings that include pets.

Weekend - minimum 2 nights, 12 guests from $1710 per night (Thu-Fri, Fri-Sat or Sat-Sun)

Midweek - minimum 2 nights, 12 guests from $1282 per night (Monday-Thursday)

Additional adults $95 per person per night

Additional children 2-13 years $64 per person per night

Infants under 2 years free of charge

A $30 per pet fee is applicable for all bookings that include pets.

Please note that a $40 booking fee is applicable for all bookings made.

SECURITY DEPOSIT

A security deposit/bond of $1000.00 is required for your stay and is payable as a credit card pre-authorisation. This will be processed approximately 24 - 48 hours before your arrival, so please ensure the funds are available at this time.

NOTES

A 1-night stay may be accepted at discretion of Management within 14 days of the prospective arrival date. A surcharge is applicable on the 1-night stay, this will be calculated by our staff and quoted to you before the booking is confirmed.

Weekend Public Holiday, Easter, Christmas, and New Year periods require a minimum 3 night stay full weekend rate.

Concert and special event weekends in the Hunter Valley will have a set minimum night requirement to stay and may attract a surcharge.

    How do damage deposits work?

    In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

    Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

    How do I cancel my booking?

    Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

    How do I edit my booking?

    You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send the property manager a message.

    If the property manager agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
