From the owner

A peaceful location in a small quiet New Forest village between Lymington and Beaulieu. Five minutes to the Isle of Wight ferry, perfect for walkers and cyclists.

Only a two minute walk into the forest, as well as being ideally placed for visiting Beaulieu, Lymington and the Isle of Wight.

Independent accommodation which is situated in a separate annexe to the side of our beautiful garden, ensuring privacy for all of our guests.

You are very welcome to use our front garden, to enjoy those late sunny afternoons.

Independent accommodation comprises a kitchenette, king size bed and private bathroom (bath with shower, over the bath) and a double sofa-bed.

Property is ideal for two people but if needed can accommodate up to 2 children on a sofa-bed as well.

Off road parking.

Flat screen TV with DVD. A selection of DVDs are available.

Free WIFI and mains USB sockets.

The kitchenette has a kettle (plus tea/coffee and fresh milk), microwave, toaster and fridge. Luxury continental Breakfasts are included and you will find your fridge well stocked with a range of yoghurts/ croissants/ homemade bread/jams/ eggs/ bagels and smoked salmon/ fuit and of course homemade cake, all of which are topped up during your stay. Before you arrive you will be asked your preferences so these can be included.

Please let us know in advance any dietary requirements or allergies.

In light of the current coronavirus situation, a strict cleaning regime will be carried out in between guests. All surfaces, light switches, door handles will be washed and then cleaned with diluted bleach. All laundry will be washed at 60oc. Property will be well aired. Please let me know if you have any other questions.

Bright and airy accommodation, comprising of a kingsize bed, dining area, sofa-bed ,with separate kitchenette and private bathroom.

Ideally suited for 2 people, however the Sofa bed can be used for children to increase capacity to 4. ( £10 extra each night per child). Linen and bath towels provided. continental breakfasts are provided and can be topped up during your stay. Arrival times are from 15.00 and check out at 10.00 please...thank you.

All enquires are forwarded to my mobile so late bookings can often be acommodated.....

Why can't I call Vanessa (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Vanessa (the owner) a message.

If Vanessa (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
