Located within a desirable residential area, with other established, individually-styled villas on large plots, it is just five to ten minutes by car, from the beach and marina of Moraira, with two large supermarkets, cafe/bar/restaurants and shops just 1km away.
Accommodation - The south-west facing large living room gives you a 180° mesmerising view from the semi-circular, beamed conservatory area: furnished with a comfortable wicker sofa suite, to admire the views, and a dining suite. This area opens onto the living room, with a feature up-lit barrel ceiling, furnished with a modern comfortable sofa suite, and a large flat-screen satellite television*.
A patio door gives access to a south-facing terrace area, with patio dining suite, to enjoy throughout the day, and onto an enclosed garden area.
Returning to the living room, a sliding door leads to a modern fully-fitted kitchen that in-turn leads out to a covered porch and the garden terraces.

The master bedroom, with king-size bed, has a fully-tiled en-suite, with walk-in shower, wash-hand basin and toilet. There is a double bedroom, with king-size bed, and a twin bedroom, sharing a second fully-tiled bathroom with walk-in shower, wash-hand basin and toilet.
Windows - all windows have tilt and turn mechanism, apart from the bedrooms. Mosquito nets fitted to bedroom, bathroom & kitchen windows.
Air-conditioning - units serve the living room areas and all bedrooms, each with its own control, charged extra upon meter usage.
Gas central heating - with Swiss-made Creatherm radiators that are very modern and deliver high-output economically, charged extra upon meter usage.
Outside - The large plot is over 1,000 sq mts, and has several areas in which to enjoy different aspects of the garden and views. The large sun terrace, accessed directly from the kitchen via a staircase, has a Pergola over an outside quality sofa suite, which is very comfortable - most enjoyable taking drinks and watching the sunset, and a dining suite.
There is an additional covered area, with a wicker sofa suite to lounge day and night, and a summer kitchen which has a gas barbecue, fridge, sink and plenty of worktops for preparation, as well as a bar with stools, for those who want to observe. There is a complete dining suite next to the kitchen. An additional portable gas barbecue completes the terrace.
There is a large games room with a table tennis table, a large flat-screen television, with DVD player, and you can connect your games console to this, and an exercise bike.
The large 11 x 5 m, kidney-shaped, swimming pool has Roman steps access, and metal ladder stairs, at each end. There is an outside shower, a toilet, and a pool-side bench to dry off and admire the views.

Internet Access - A free Wi-Fi ADSL broadband connection is available for guests' use: you must take your own device to connect up.

*Digital Satellite Television - 2m satellite dish directed to the Astra 2 satellite that provides free-to-view channels that includes BBC1; (BBC2, BBC3, BBC4, CHANNEL 4 & 5 are intermittent); ITV1,2&3; news channels; various free-to-view movie channels; etc.
There is an additional 1.2m dish directed to the Astra 1 satellite which provides non-English free-to-view channels (German, Dutch, French, Spanish, Italian etc).
NOTE: These channels were in operation at the time of installation and could change depending on the service providers. We cannot guarantee which channels will be in operation when you are there.
Aerial - An aerial provides terrestrial Spanish television channels.
Central Heating - Gas-fired full central heating is charged upon meter usage.
Air-conditioning & warm-air heating - Units to bedrooms and living room, charged upon meter usage. The Panasonic units are very cost efficient to run. Cost on average is about 1€ per day usage per unit when being used all the time. Ideal when hot at night to have temperature set at 16-18 degrees.

Pool Heating - operational April to October, charged on meter usage.
The pool is heated by a Jetliner 200 (20.1 kw output for 2.98 kw input) inverter, which is the most cost-effective way of heating a pool. It is operational from April until October, when the air temperature is around 20 degrees plus.
The cost of usage is separately metered and a reading is taken at check-in and checkout, so you’re in control of how much you want the pool heated. Electricity costs are 29 cents per kwh (Based on Iberdrola pricing November 2018) for a 9.2kw supply.
Running costs at maximum operational use being 2.98 kw x 29c = 86 cents per hour.
Assuming the heat pump runs for 24 hours per day for 3 days at full capacity, then the cost is 86c x 24 hrs =20.64 Euros pd x 3days = 61.92 Euros. Once the desired temperature has been reached, assuming you have set the desired temperature control, it would switch off and only engage again when the temperature drops by a degree, whereby then it would only need to run for a shorter period to bring the temperature back up. The pool temperature will rise by about 2 degrees a day.
The ideal pool temperature to swim in is around 25 degrees, but some of us like it cooler or even warmer.
