From the owner

This two storey home has sweeping bay views across the bay to Port Phillip heads and the Bellarine Coast.

The house is situated in quiet a cul-de-sac street, with a park in the street with swings and a jungle jim.

There is a private and secure backyard pool retreat, with two outdoor dining areas to match the Zeigler and Brown Twin Grill Barbecue. A manicured outdoor garden with lounge chairs with soft cushions complete the grassed and tiled areas.

It is only a short stroll to South Beach which is an easy 400m.

Varuna is a great destination for single families, family groups or groups of adults enjoying a girls or boys weekend, that wish to have a complete household to enjoy themselves. Designed with a vast open plan upper level living area and dining area (seating up to 12 guests when the extra leaves are opened), as well as sweeping water views that are spectacular year round.

The backyard pool and gas fireplace located in the upper living room sets the scene for winter and summer holiday breaks in the company of family or friends.

A second downstairs living space opening out onto the backyard pool deck, is equipped with TV and Rumpus Room space.. There is also a infant's port-a-cot.

There is a remote control single garage, and parking for a boat/caravan.

Walking distance to spectacular South Beach and 10 minutes drive to Mornington's Fisherman's Beach (Fisheys Beach), and to Safety, Dromana, Rosebud and McCrae Beaches.

Further, it is a 10 minute walk to Balcombe Creek, which in summer has canoeing and water sports near where it flows into South Beach. There is year round terrific fishing off Balcombe Creek, and marvellous Boardwalk that tracks along the Mount Martha section of Balcombe Creek for approximately 5 kilometres,

Mount Martha village has a well stocked IGA supermarket, a chemist, butcher, newsagent, several exclusive boutiques and at last count, eight restaurants and cafes.

Inland, and you are 10-15 minutes from the delights of Red Hill, Main Ridge and Arthur's Seat. There are over 50 wineries, many with attached restaurants.

UPSTAIRS BEDROOMS:

Bedroom 1: Master x King size Bed (with Ensuite) and walk in Robe, carpeted and pool views and access to upstairs backyard deck. Digital TV in this room. Separate Air-con unit in this room in Summer.

Bedroom 2: 2 x Single Beds (can be joined to make a King) carpeted and built-in-robes.

Bedroom 3: 2 x Single Beds (can be joined to make a King) carpeted.

DOWNSTAIRS BEDROOMS:

Bedroom 4: 1 x Queen size bed, carpeted and Built-In-Robes

Bedroom 5: 1 x King size bed Can be separated to make x 2 singles), tiled Built-In-Robes with access to lower pool deck and adjoins the downstairs lounge area.

Please note beds in bedrooms 2 and 3 are always made up as singles unless otherwise requested. Note, Bedroom 5 can have the King split into 2 more singles.

Double sink, food processor, pizza oven, sandwich maker, toaster, Kettle with tea and coffee facilities, Nespresso pod coffee maker and milk frother as well innumerable serving plates, pots and pans. Would suit a gourmet chef that would want to prepare beautiful meals in house!

Fabulous Mornington Peninsula views, short walking distance to South Beach and Safety Beach and Mount Martha village. Seven kilometres to Dromana, 10 Kilometers to Rosebud with it's countless cafes, shops and cinema, 10 kilometres to Mornington Main Street with it's countless cafes, shops and the cinema. 12 kilometres to Red Hill. Minutes to Mount Martha Golf course, Red Hill Market (first Saturday every month in Spring and Summer).

There are 50 odd wineries in the area, as well as innumerable restaurants and cafes in the Mornington, Mount Martha and Dromana areas all within minutes by car from the holiday house.

Dear Helen, We are very sorry that you feel this way about our beloved holiday house. Let me address each of your issues, as we think you are being very harsh, and have quite impossible expectations. Yes, there may have been some rubbish out the front, the rubbish may have blown out of the bins waiting to be collected. This was because the bins had not been collected between 1.00 PM Wednesday (check in time and when the cleaning service placed them out), and when you arrived, I believe after 2.00 PM. Unfortunately, there were strong winds that Wednesday. Please note, the bins were emptied the next day, Thursday am, when bins are always collected. The house is indeed a house with rubbish collection, and not a hotel where staff are on hand to intervene with these problems. One of the "guest requests" was that the guests were responsible to place bins in and out, if required. It is implied, that this is similar to a person's own house where they place bins in and out. After all, this is a trip-adviser rental and not the Hilton hotel. We do not keep a house keeper on hand to observe for this. There are some marks on the walls, and every winter we paint the house, as guests invariably mark the stairwell and other parts of the house with their luggage as they walk up the stairs and move around. Unfortunately, we do not have the time and funds to repaint after every rental in Summer. The carpets and lounges have some stains from guests, and although we do professionally steam clean regularly, these stains can be present, between visits. We carefully log them in and do not charge our guests for the stains if they do not make them. A specific complaint that we received was that there were lots of leaves and dust in the garage. We apologize for leaves in the garage, but the high winds in the area, blow leaves in daily whenever the garage door is opened (and sometimes even when the door is shut). Again, we do not have a housekeeper on hand to fix this daily. Indeed, we do not vacuum and dust the garage. It is occasionally swept. There are some cobwebs on some portions of the trees and shrubs around the property, however, we have never "dusted" or "vacuumed" the trees and shrubs, and never had this asked of us! Face washers are not ever supplied, nor does the trip-adviser advertising ever say that they are. Further, your comments suggest that the towels that we provide, were not provided. They were provided. For the record, clean linen was provided, and the bed configuration was as asked for, as per our advertising. The BBQ is cleaned regularly, and the "rat poo" suggestion is simply not true! The "bird poo" comment is equally inflammatory and untrue! The five star comment is not something we have bestowed upon ourselves, as a Hotel might, it is based on many delighted renters, that, when they rate us, have given us 5 stars! Helen, please do not confuse our trip-adviser house rental with a Hotel. They are completely different types of accommodation.

Hi Margaret, Trip Advisor is based in the UK, and I suspect this is their commission. We have noticed a missing pillow, any idea if it might have been moved or taken by mistake? Also, you did leave the heating blaring and our post-clean service did not get there for four days after your checkout, and this did create quite an extra gas charge. Thanks for the positive review.

How do damage deposits work?
