Beautifully located apartment on the Promenade des Anglais, Nice's most prominent address with spectacular sea views and steps from the beach. An open plan studio apartment with fully equipped kitchen, bathroom and terrace for dining alfresco and admiring the views.

Ideal for exploring the city on foot, with the beaches directly across the street, offering rental chaise lounge, umbrellas, snorkelling and other equipments, and some offering supervised children's play and paddling pool areas. A short thirty minute stroll along the Promenade takes you to the famous Cours des Saleys outdoor market, with its fabulous offerings of fresh fruit, vegetables, local delicacies from the area, and great outdoor dining.

You have supermarkets, cafes and restaurants on either side of the apartment, and should you wish to go further afield, the tram stops on the road behind the Promenade called Avenue Californie, taking you to the centre of town, Old Town, the Nice Port or the train station where you can explore places such as Cannes, Monte Carlo, Antibes, etc., without a car. Great people watching from you balcony, with spectacular sunsets and great beaches to explore offering chaise lounge, umbrellas, towels and fabulous outdoor alfresco dining on the beach ! Or just kick back and relax in the sun with a great book and a glass of the wonderful rose wine from Provence.

This apartment is located in a luxury building, with easy access to all that Nice has to offer. You are centrally located for all of the amenities, and can walk to most places by foot. The apartment is located on the fourth floor with an elevator/lift, is fully air conditioned and is light, bright and airy. There is a large balcony for dining alfresco, and there are great restaurants all around you as well as on the beach, for some great Nicoise dining. The bathroom is a shower stall, with wc and the bed is a full size queen bed. The kitchen has all the usual implements, washing machine, oven, stove top, coffee maker, teapot, cooking utensils, etc.

Parking is available on the street, meter and hourly parking rates apply with some overnights and lunchtimes free of charge. If you park beach side, parking is free all the time. You cross the street, and you are on the beach. There are plenty of supermarkets, shops, bakeries, restaurants, cafes, bars in the neighbourhood on the same block as your apartment, for easy shopping and convenience of carrying.

Thank you for your lovely review and sorry about the beach chairs - maybe next year i'll bring them back if it is really a big deal ! I have never had anyone actually ask me about them since I stopped providing them, but it's easy enough to buy them each year, its just hard to not what condition they are in by mid season, but i am willing to give it another try !! How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Kathy (the owner) a message.

If Kathy (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
