Modern, updated house, centrally located and very close to the Downtown Royal Oak, Ferndale, Detroit and Birmingham. Close to major expressways (696/I-75) so easy to get anywhere in the south east Michigan area.

The house has a total of 4 bedrooms, 2 HUGE bedrooms on the top floor with a full bath, huge LCD TVs and AMAZING beds and 2 medium sized bedrooms on the first floor with a full bath as well. There are a total of 6 beds, a king, 2 queens, 1 full, a sofa sleeper (twin) and an air mattress. Brand new very comfortable mattresses!

The kitchen is newly renovated with new stainless steel appliances. The house has all new furniture, appliances, and electronics including 3 big TVs with HD programming.

There's a backyard to enjoy a nice bbq; an outdoor table, chairs and a charcoal bbq grill are provided.

The neighborhood is safe and quiet, quiet enough to take a nice jog and close enough to all the nightlife around southeast michigan, a small drive away to all the popular downtowns to enjoy the nice restaurants/bars/movie theathers.

IMPORTANT NOTES:

- From April 2016 and forward 2 night bookings are only allowed on non-weekend nights (nights that are not Friday or Saturday) and non-holidays/special periods otherwise the minimum is 4 nights (holidays have their own unique requirements).

- Any booking that includes a weekend night (Friday or Saturday) must include both nights in the booking.

- Please be aware that for 2 night bookings there's an extra fee of $90.

- Check-in time is 6:30 pm, Check-out time is 12:00 pm, if possible I work with my guests to make the times flexible if the schedule allows and most times I can but guests should plan for these times.

- Apart from the weekly discount, there's also a discount at 6 nights.

Just to answer Diego about the deposit, just an fyi that TripAdvisor refunded the entire deposit even though he threw a big party at the house with 50+ people spilling out onto the street (this house has a strict no party rule, it's in a quiet residential area), neighbors calling me frantically about what is going on in my house, even after I broke up the party I still got calls from neighbors about noise until early morning, apart from the damage to my reputation in my neighborhood (which could potentially stop me from conducting business in the future), I had to bring extra help to help with the cleaning, 50+ people plus requires extra cleaning (including some of the party goers throwing garbage into my neighbors yard, flies having a field day with chicken wings/food in the back yard, 8 total extra contractor bags that didn't fit into my 2 huge garbage cans that I had to dispose of so rats/racoons wouldn't have a field day). So yes, if you're going to throw a big party then book thru TripAdvisor so you don't pay for your consequences.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Roy (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
