Guava Palms "Cozy Villa" is located off North Coast Highway about 20 mins from Ocho Rios, in the lush, scenic, gated community of Richmond Estates. Our Cozy 3 bedroom Villa, has both sea and mountain view. It includes all the modern amenities for your comfort and convenience with 24 hour security in and around the community.

The Rooms are tastefully decorated with vibrant colours to energize your mood while on vacation. The house is equipped with all modern amenities. The kitchen is equipped with stove, microwave, fridge, all utensils (pots, plates, cups,etc.,) coffee maker, toaster & blender. There is a area designated for laundry equipped with a washer and dryer and outside laundry facility.

You are able to go outdoor and enjoy the beautiful scenery of the mountain view or sea view just outside on the Patio, you are also able to dine outdoor.

The community has a private transportation system that you can utilized at a cost to take you to nearby shopping areas or on tours.

House rules

This is a very quiet residential community as such loud noise to include loud music is not allowed in the villa. Absolutely no parties on property the clubhouse is available for that at an additional cost. We look pets but they are not allowed on property. Absolutely no smoking inside the house. Ample seating is available on the outside or in the garden to accommodate that. We pride ourselves on giving you value for money so we ask you to take good care of the amenities at the house.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Andrea (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
