What a great Orlando villa! You just won't want to leave this beautiful 6 bed 4 bath villa!

This Orlando vacation home boasts exceptional furnishings throughout. The highest quality in linens, mattresses and appliances, this villa has it all at a super prices, not to be confused with inferior quality villas with cheap and nasty furnishings! Large rooms with cathedral ceilings, open floor plan and tile floors.

The living area has a 46 inch plasma TV, 2 large comfortable sofas, tables and lamps, perfect for winding down after a day at the local Florida attractions.

There is an additional quiet living area at the front of this great Disney villa with 2 more sofas, tables and lamps, a perfect area to browse through all of the attraction brochures and plan your stay while staying here in your very own luxury Florida villa. Or why not connect to the internet with your laptop through the free broadband wireless internet connection at the home.

The King size master suite downstairs has a dresser, table, lamp, alarm clock, walk in closet his / hers , TV. The ensuite private bathroom has a large tub bath, large walk in shower, toilet and double sink

The second master suite has a Queen size bed, built in closet, TV chest of drawers, table, lamp . The adjoining private bathroom is equipped with, sink, shower and toilet.

The downstairs front room is a twin which is a beautifully decorated bedroom with ample hanging and drawer storage space,and TV

There are a further 3 bedrooms upstairs that consist of 1 king 1 Queen bed, and a full/single bunk bed room. rooms have ample hanging and drawer storage space, lamps and TV's

There are 2 bathroom making a total of 4 consisting of bath, sink and toilet There are two dining areas, one formal dining table and a breakfast nook table kitchen complete with all appliances to entertain your group. Dishwasher, Fridge/freezer , Waste disposal, Stove, Microwave, Toaster, Blender, Coffee maker, all flatware, silverware, utensils and glassware is also supplied at the home Laundry room with washer and dryer -

Towels , bath towels , bed linen is also supplied The villa has a very nice game room with Pool table, Hockey table , Darts ,Mini basketball . enjoy this room free included in your rental fee. At the rear of this luxury villa is your very own private swimming pool and spa (Possible pool Heating - fee required ! ).

The pool and deck area are fully screened in, There are table, chairs and sun loungers for relaxation and sunbathing to top up that Florida vacation sun tan to show off when you finally have to go home!Handicap Accessible

The property is cleaned prior to your arrival and after your departure. You may request a mid-stay clean at a standard cleaning rate.

An early check-in or late check-out may be requested 24 hours prior to arrival or departure. There will be a $15 charge per hour for early or late check out. This request can only be granted if there is no reservation prior to arrival or departure.

The balance is due 30 days prior to arrival and will be charged to the same credit card unless you notify us otherwise. If the booking is within 30 days, the full amount is payable at the time of booking.

Check out procedures: All trash removed and placed available for pick up. Food items should be thrown away, if trash is left in the property, charges will be made

Doors and windows locked, and electrical equipment turned off. Key returned in accordance with the instructions. Any other damages to the home or negligence resulting in damage to the homes or contents will result in repair costs at your expense. Any damages or problems not reported by the tenant in occupancy will be charged to the tenant using the credit card details given at the time of booking.

Occupancy: Restricted to number of occupants as described for that villa & specified.

Additional services: Pool Heat: as defined on your confirmation letter or as notified at the time of booking. Cleaning fees apply for all nights stay in a pool home, unless otherwise stated at time of booking.

POOL / SPA HEAT If you would like pool / spa heatingit will be with an additional price ! , you must make arrangements for it at the time you place your reservation. Pool / spa heating must be ordered for the entire length of your stay or a minimum of 4 nights. Refunds for pool heating are not available once you arrive, regardless of weather conditions.Many of our pools /spa are heated by electric heat pump. The desired water temperature is set at 82- 84 degrees Fahrenheit. It is important to note that this temperature will not feel “hot” like a spa, nor “warm” like a bathtub. It is only meant to take the chill off the water so you may swim / seat comfortably. When the air temperature drops below 55 degrees Fahrenheit the pump (which sucks in air as part of its operation), although on and operating, may not be able to bring the water fully up to desired temperature. However, the operating costs remain the same and no refunds can be made should the water not reach temperature in this circumstance.

Repairs: No refunds are issued for malfunctioning equipment. All problems will be corrected as soon as possible if notified.

Agents or an authorized employee may enter the premises for purpose of repair or maintenance.

Lost Key: There will be a charge of $65.00 for lost or un – returned key.

Personal Property: All property is left in the homes at renters own risk. Our houses are very secure and if you ensure that they are locked at both the front and back of the house when you leave, your personal effects will be safe.

FVH & APLAND are not responsible for any items left in the properties.

Check in/out: Checkout is at 10 AM. Check in at 4.00 P.M. please do not arrive early or depart late without prior permission.

Guests needing extensions may request a late checkout upon approval. We will try to accommodate those needs whenever possible. If permission is not given prior to actual day, charges will be incurred to the credit card on file.
