Formerly a barn, this delightful detached property has been tastefully converted to a high standard and is one of three properties situated in the former Birkwray Farmyard, within the small hamlet of Outgate.

A stunning feature of the property is the south-facing terrace reached by patio doors from the first floor living room, which takes full advantage of the summer sun and the wonderful panoramic views. There is a games room, with a full size table tennis table, darts, and pool table. Lovely walks can be enjoyed from the doorstep, whilst Hawkshead lies 1 mile distant and is well served by a number of pubs and shops. Also 1 mile away is the renowned Drunken Duck Inn, with the local pub just 100 yards from the property.

The majority of the living accommodation is on the first floor. The front door is approached by small flight of external stairs, and leads into a hallway with hanging area for coats. Off the hallway is the first floor double bedroom with en-suite shower room, twin bedroom and family bathroom, and finally the main living area comprising comprehensively fitted and equipped kitchen, dining table and chairs for six people and lounge area seating six, with log burning stove. A patio door leads out to the terrace which has patio table and six chairs looking out onto beautiful panoramic views. A flight of stairs leads to the ground floor into the utility area, with a door off left to the games room, and a door off right to into double bedroom with en-suite shower room. Outside their is ample private parking for two cars, plus a garden with elevated patio.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Lorraine (the owner) a message.

If Lorraine (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
