The Dutch Barn is an impressive luxury barn conversion which lies in the peaceful village of Over Haddon on the edge of Lathkill Dale, one of England's most beautiful valleys and a national nature reserve. The Dutch Barn has been newly renovated , is beautifully furnished to a high standard and is kept spotlessly clean. With enclosed front garden and private rear decked area with the super new Sundance Hot Tub ( delivered March 2014), Dutch Barn is the perfect holiday/ honeymoon destination or place to celebrate a special occasion.
The Dutch Barn is 2 miles from bustling Bakewell, with swimming pool, museum and shops. Ashford-in-the-Water has excellent river walks and great pubs. Surrounded by stunning Peak District countryside, The Dutch Barn is perfect for a walking or cycling holiday with many traffic-free trails and cycle hire centres locally. Chatsworth House and Haddon Hall are within 5 miles. Visit Matlock Bath, with the Heights of Abraham and Gullivers Kingdom. Castleton Caverns and Carsington Water are just 12 miles. Alton Towers, 25 miles.
The spacious lounge, with dining area enjoys views over the garden, has lovely new soft leather sofas to sink into after a country walk or after enjoying dinner at the table. It has all modern conveniences including a large TV, wi fi and ipod dock with a range of DVDs and games are also provided.
The modern kitchen is well equipped, with quality utensils and bone china. There is a downstairs toilet and wash hand basin.
Upstairs there are two kingsize four poster bedrooms, one with an ensuite and one with an extra pull out single bed as well as a twin bedded room. All bedrooms have luxury summer and winter natural duvets , quality pillows and all bed linen is high quality cotton. Hairdryers are provided in each bedroom.
A travel cot , high chair and stair gate are provided free of charge on request.
The spacious enclosed( dog and toddler friendly) lawned front garden is provided with garden furniture to enable guests to relax out of doors perhaps with a pre dinner drink, in the evening sun, after rambling through Lathkill dale or enjoying a shopping experience in Bakewell
To the rear of the property is a private decked area, again with garden furniture but also boasting a large Hot Tub. You will love the brand new Sundance Hot Tub, delivered at the very end of March 2014 just in time to welcome guests for the start of the new season. With an ideal balance of heat, buoyancy and jet driven massage, the new Sundance spa is designed to deliver a superior form of Hydrotherapy, and is the perfect place for you to relax and a great way to spend time together with friends.
There is off road parking for two cars opposite Dutch Barn as well as ample space on the quiet lane in front of the property.
Up to two dogs are welcome by prior arrangement at a charge of £25 per dog per booking.
Over Haddon, is situated just over 2 miles south-west of Bakewell .The name Haddon means Heath Hill, the Over relating to being above Nether Haddon (Haddon Hall).It is probably one of Derbyshire's prettiest villages, with an assortment of houses and cottages mainly built of limestone, typical of the White Peak. It's an ideal location for a holiday, just 2 miles from the bustling market town of Bakewell and a short drive to the world famous stately home of Chatsworth, ( the number one place in the UK to picnic) and the regal spa town of Buxton. Within 200 yards of The Dutch Barn is the Lathkil Hotel with the most spectacular and panoramic views of any pub in the Peak District and serving excellent food.
The village, has an idyllic setting, nestling on a ridge high above Lathkill Dale which stretches like a deep dark chasm toward Monyash in the west whilst opening out into a lush green dale with a succession of weirs as the river flows downstream towards Alport.

“Nice break away”
We stayed here 4th January for 3 nights with 6 adults, 2 babies and 3 dogs. The bedrooms were of a high standard with 2 kingsize rooms and one very small twin room. The beds and pillows were comfortable in one of the bedrooms only. The kitchen was separate and extremely tight for the amount of people staying over. The living/dining area was spacious and very comfortable. The outdoor area with hot tub was very nice and clean. The location was good ( very close to the bus stop which was a 20 minute ride into Bakewell), car parking was good - we brought 3 cars - 5 minute drive to Bakewell. The owners provided stair gate, high chair and cot. WiFi was provided as well many DVDs. Good location for dog walks also... over all a lovely few days.

“Lovely Barn and location”
We have just returned from a lovely weekend at The Dutch Barn. The location is stunning and the barn itself is clean, comfortable and equipped to a very high standard. The hot tub was much appreciated and enjoyed after long walks in the beautiful surrounding countryside. Gill and Jonathan were very friendly and helpful and the welcome basket was a lovely thought. We would highly recommend The Dutch Barn.
“Amazing and relaxing!”
We had a great stay at The Dutch Barn. It was easy to find and has lots of mod cons. We also arrived to a lovely welcome basket and flowers which was a great touch. The hot tub was amazing and very clean (as well as being cleaned during the weekend). The lounge is bigger than it looks in the photos and there was plenty of room for the 7 adults staying. I would definitely recommend staying here! Thank you very much
“Exceeded our expectations”
Find a property that is an ideal location (half way between Glouceshire and Teesside) caters for two dogs, clean and modern with added luxuries, believe it or not is harder to find than you think. However, when we stumbled upon The Dutch Barn, it seemed too good to be true. However,I am pleased to say, it is true and The Dutch Barn lives up to all the positive reviews. On first impressions the Barn looked beautiful and was spotlessly clean. I know as a dog owner, even I am, at times, dubious of the actual standard of cleanliness with properties that a pet friendly. But please, if you don't have dogs don't let that put you off, the properly was spotless. All the bedrooms are decorated to a high standards with gorgeous four poster beds and luxury bedding and towels. The kitchen has everything you need to cook up a storm and the complimentary bottles of wine and snacks were a lovely touch which made you feel welcome. Jonathan and Gill were superb. I accidentally stated there were only 2 people staying at the Dutch Barn when booking, so on arrival there was only one bed made up. Jonathan visited the property on the first night to ensure we had settled in. Jonathan went out of his way to collect more bedding and make us feel at home. I think I added and extra 2 hours on his already long day, but Jonathan went out of his way to get us what we needed. Thanks again Jonathan! The Dutch barn has a lovely enclosed front garden, which was great to make the most of the sun and you don't have to worry about the dog wandering off. To the back of the property is a courtyard where you can relax and utilise the hot tub. The hot tub was well maintained and was great to relax into after a day of walking and wandering around picturesque villages. I really can't fault this property, it is reasonably priced, great location, clean and welcoming. We will defiantly be returning to the Dutch barn in the very near future.

Over Haddon is a great little village at the top of a big hill up from Bakewell. The village has a great circular walk going from the Lathkil hotel (nice to eat at - food was okay, and view amazing) and the owners kindly left the details but you can also find great walks at the following link - http://www.walkinginderbyshire.co.uk/bakewell.php. The house is great. Three bedrooms, two doubles with an ensuite and a small room with two single beds. The kitchen is enough, has the basics of what you need, with a snazzy addition of a wine and beer fridge and there is a freezer in the cupboard by the back door. There is a large open plan living / dining room, with 2 fantastic large leather sofas. Wi-fi is good and there is a SMART TV. Don't miss the games and DVDs in the cupboard that the TV sits on. The owners have left a guide with information on what you need. The hot tub in the back is amazing and the owners come most nights to add some treatment. It was spotless and amazing to use - especially after a long day's walking. The front garden is a sun trap and I think the owners may be looking to add some recliners which will make it even better, but a few chairs from the back were fine and lying out on your towels. There is a nice bench table in the front and table and chairs in the back. Tips for a great visit: - Take some basics such as tea, milk, condiments - anything you might want to use. These are not provided but the owner is looking into this, so please ask the question before you go. - If you are a walker - print some of these out before you go - there are amazing routes - Be aware the area is quite hilly - Over Haddon is at the top - Do visit Bakewell - there are several car parks which are relatively expensive, but for the whole day use the long stay one over the bridge, but it closes at 6pm. For a free parking go as if towards the long stay but carry on down the road (it has sign for dead end) and go as far as you need before the yellow lines finish - at the end of this road is also the entrance for the Monsal Trail, which you should also google. I only did a short walk but when I return, I'll do the whole thing with the dogs. - Do visit The Heights of Abraham in Matlock Bath. It is great for singles, couples and families, So much to do for kids as well, brilliant day out. Park in the train car park. Not a cheap day out but not the most expensive either - the mine tours are amazing. - Do eat at the Packhorse in, in Longstone - only 10 mins away by car but well worth it, food is amazing. - Do eat at Peacock - it is expensive but the food is great and have a look at the boards, they have specials and offers - got a great fish and chips pensioner deal at £7.95 for mum. - Bear in mind that there are no shops within walking distance. It is few minutes drive down to Bakewell. - There is a big Co-Op store in Bakewell. Go towards the long stay car park, do a circle back on yourself rather than go over the bridge and take first left (also directions to Peacock). I think that's about it - mail if you need any more. “Stunning location, modern well kept property”
We stayed at the Dutch Barn for one week - 4 adults, 2 children and 2 dogs. We found the property to be exceptionally clean with modern furnishings and lovely touches such as candles, high quality linen and canvases of the area. All of the amenities were in good working order but, had any problems arisen the manager of the property lived opposite. Very handy! She came and introduced herself on our first night to make sure we had settled in. The property was well situated for exploring Lathkill Dale on foot; Bakewell and Matlock were a short drive away. Lovely views from all the windows at the front of the property. It was nice to have the option to sit out the front and enjoy the view, or to sit in the private decked area out the back (where the hot tub is situated). There were a couple of things missing in our view: the hot tub did not have a lid lifter so getting the cover on and off was very heavy/difficult - it was definitely a job for the men! All female groups could struggle!! The outdoor tables could have done with parasols. The addition of a 'Welcome pack' would have been useful...to include simple instructions for appliances and the hottub; useful phone numbers; and details of local supermarkets/pubs etc. Its also worth noting that the front garden is elevated from the road and whilst it is enclosed, it wasnt difficult for a dog to jump over the low wall onto the road. There were few cars but lots of walkers and dogs going by. The decked area out the back was completely enclosed. Overall we had a fantastic holiday, and would recommend staying at the Dutch Barn.

We are sorry you found the Hot Tub lid so heavy - we believe it is heavy due to it taking on water and following your comments we have ordered a new lid. We already have parasols and are expecting the all important weighted bases to be delivered this week.We just hope the sunshine will arrive with them! We have previously relied on our Manager to give out information during the meet and greet, but appreciate that our guests may like some written information aswell.Following your comments we are therefore currently putting together a welcome folder to include useful telephone numbers/ appliance instructions so if you decide to stay at Dutch Barn again all will be in place.
