There are music events in the area at many different times of the year.

Enjoy the peace and quiet, the hot springs and blissful clean fresh air. Get away to the mountains; walk, observe and be part of nature. Tranquil living in a comfortable family home surrounded by pines looking out on the San Juan mountain from inside- or out on the large deck . During the summer Pagosa has so much to offer and Autumn in the Rockies is glorious! Pagosa is a slow paced authentic and still friendly western town with great activities year'round.

At our family home- feel at home.

Wake up to the scent and sounds of the forest, the wind in the softly whispering in the pines that surround the house; in winter the silence of snow is so calming. Revel the peacefulness and unwind.

Our roomy, spacious comfortable and well-furnished home welcomes you, dappled light filters in from the floor to ceiling windows; this is a contemporary yet characteristic mountain home that we designed, decorated with original artwork; the stone fireplace is a work of art in itself.

There is a two car garage with stairs to the indoor access.

SHOPPING, restaurants and the Fairfield shopping complex are minutes away yet you still have a feel of being secluded and surrounded by nature. We are 2 miles east of the Fairfield shopping complex.

We are a 10 minute drive or less from the town center, 35 minutes from beautiful breathtaking Wolfcreek pass and the slopes. Even if you don't ski, you must drive up to the pass overlook, it is breathtaking.

Relax on deck in the summer or by the fireside in winter. The winter air is dry and crisp, the snow light and fluffy! We are THREE miles WEST of the town of Pagosa, 1 mile from the highway - good access.

The KITCHEN was built with the active cook in mind. The cooking top is a gas Jenn-air, there is a full size oven, microwave, a small convection/pizza oven, coffee maker, and dishwasher. This is a fully outfitted kitchen, with all you need for meal preparation. We supply basic supplies such as paper towels, cleaning supplies, salt and pepper.

Our house is constructed of pine and cedar, in western style, with taste and flair; the custom-built, river-rock fireplace flanked by the large windows and window seat dominates a comfortable living room (two Lazyboys and an over-stuffed couch) with excellent views through the pines. A loft with couch overlooks the living room. Central heating keeps the temperature very comfortable throughout.

Plenty of PRIVACY and distance from neighboring houses. This is a home family history, originally built in 1976, completely remodeled in 1994 and kept in excellent condition.

If you enjoy walking, by the backroad it is a 3 mile walk to town mostly through the pines and takes less than 1.5 hrs, walking slowly; very pleasant.

Two couples or a couple and 2 children can be accommodated in two spacious bedrooms, one queen downstairs, one queen upstairs. Please note that we have no other beds. The master bath has a jetted tub with shower. The other bathroom (also downstairs) has a shower.

We do not have extra bed space, we can only accomodate 4 people in the two bedrooms.

INCLUDED IN YOUR STAY: INTERNET - WIFI, FLAT SCREEN TV , DVD and ROKU TV (Netflix can be added) Please note: you need to install the ROKU APP on your phone to more easily run the ROKU.

Landline long distance calling within the USA;

FIREPLACE USE: There is a modest fee for the use of the fireplace and wood, please let me know when you make your booking request if you would like to use the fireplace.

Due to fire hazard we can make available our electric outdoor grill for a small added fee.

PLEASE NOTE Check in is between 3 pm and 6 pm. STRICT POLCY: If you CHECK IN AFTER 6PM we provide no assistance. My manager will not be available to come and assist after 6pm.

NO PETS, SORRY. Mud is a big problem with pets; we do not have an indoor cleaning area and the garage is not heated for a pet to stay in.

This is a NO SMOKING house, inside OR out ANYWHERE Any violation of these rules will cause the renter to lose the TOTAL damage deposit or pay a fine of $500.

Bringing horses for your PARELLI HORSE TRAINING course, we have space - electric fence required.
