Villa Andreas enjoys one of the best plots on the exclusive Mimosa Villas development, having not just the largest plot and large saltwater pool, but also it is the nearest to the beach. It occupies it's own elevated position with open sea views down to the beautiful Fireman's Beach, which is just 8 minutes walk from your door.

It has the ideal location, offering a haven of tranquillity and privacy, with fencing and secure lockable gates, yet being just a short walk from white sandy beaches, tavernas, restaurants, bars, shops and all amenities. It offers a safe environment for families with children, being at the end of a private cul-de-sac, with no through traffic. It is also ideal for couples.

A lovely pergola/honeymooners deck is attached to the master bedroom.

The grounds are very private and not overlooked, which is unusual for this location. Comfortable outdoor day beds and evening garden lighting in blue and green, with colour changing mood lighting and a completely re-tiled pool make it extra special. The full width roman steps make the pool very user friendly for children and for people with restricted mobility. It is also a salt water system pool, so no chlorine stinging the eyes!

Children's kit is provided (high chair, travel cot, changing mat, potty, adaptive toilet seat, pool toys). Also a very large plastic play house!

Electricity. Applies all bookings made after 19th March 2024.

You are allowed 25kWh/day free. This is about €12.5 euro/day.

For a week its 175kWh/week free. This is €87.5euro/week.

Any extra electricity use will be charged at the rate of €0.45 euro/kWh.

The meter will be read and photographed at the start and at the end of your stay.

Empire company can organise for their local trusted driver to pick you up from Larnaca Airport and drive you to Villa Andreas. He will unlock the villa, carry your cases inside and handover the keys. He can do the reverse at the end of your holiday. Their prices are more reasonable than the airport based companies. They have different sized vehicles for different group sizes and also have child seats if required. They can also hire you a car for any period during your stay, minimum hire 5 days. Collection is easy as the office is a short walk from Villa Andreas. If you are traveling with little ones, a safety fence to the play area (optional), cots, high chair, toys, plastic knives and forks, changing mat, potty, child add-on toilet seat, plastic step-up to help little ones reach the toilet and basin, etc. are all provided at no extra charge. Earliest Check-in on day of arrival is usually 4pm and latest departure time is 10am on day of departure - if that doesn't work for you, let us know and we'll be as flexible as we can.

Villa Andreas is a fully air-conditioned 2 bedroom, 2 bathroom villa with its own 4 x 8 metre salt water system pool with outside shower, large garden and patios in a quiet residential area in the exclusive Mimosa Villas development. It has been furnished and equipped it to the high standard expected of a modern villa. The kitchen is fitted with all the modern appliances you would expect including electric hob, oven, dishwasher, large fridge/ freezer, microwave oven, kettle, toaster and a large range of kitchen utensils. The villa is also provided with a washing machine, iron and ironing board. The large dining table has six chairs. The spacious open plan living area has a large leather corner sofa to seat five, with fully sprung double sofabed, coffee tables, new Smart TV 2023. Free full WiFi and iPhone5 6 7 X /iPad/iPod dock. The light and sunny living and dining areas have patio doors opening up onto the large verandas which overlook the large swimming pool and landscaped garden. The honeymoon master bedroom has a large deck facing the ocean with outside daybeds and a king sized fully sprung orthopaedic bed. It has an en suite bathroom with shower, vanity basin/mirror/dresser and large storage cupboards. The second bedroom has twin beds. This second bedroom also has an en suite bathroom with bath, and balcony with table and chairs. From the balcony you can look down over the pool area. Both bedrooms have fully fitted built in wardrobes, dressing tables, mirrors and their own air conditioning units. The villa has two large solar panels on the roof which due to the amount of sun in Cyprus boosts the 200 litre hot water supply very effectively so there is always a plentiful supply of piping hot water to supply the two showers, bath, kitchen, washing machine, and dishwasher etc. If lots of people are showering in succession there is an electric immersion heater to boost the tank but this is hardly ever needed even in winter. There is a 3rd toilet / basin downstairs.

Leading from the living room is a spacious terrace complete with outdoor lounge furniture, as well as 4 sun loungers to help you unwind and relax, within a private garden and to ensure you go home with the all important tan. However in the heat of the day there is plenty of space to sit or lie in the shade of the pergola or large umbrella. The outstanding feature of the garden is the large beautiful swimming pool (8x4 metres) which is very inviting during the hot summer months. It is full mosaic tiled, and has full width roman steps. The villa also has a fantastic sunny back patio which is surrounded by tropical plants and flowering shrubs and is ideal for eating outside as it is right outside the kitchen windows and door making it easy for serving food. It is great for sunny breakfasts , afternoon teas or dining on those hot summer nights, as it has outside lighting in the surrounding vegetation. The location of this villa at the end of a quiet cul-de-sac ensures an excellent level of privacy for you to enjoy the ample outdoor space. There is also a charcoal barbecue. As the pool is private to the villa there is no lifeguard so children should never be left playing in the pool unsupervised. There is off-road parking for one vehicle.

Dave and Lynn, thank you for your review. We are coming out to the villa next month (November) on one of our twice yearly maintenance visits. We will fix the safe, and do the repainting where necessary. I hope you liked the salt water pool system and the new exterior lighting! You would be very welcome to re visit any time, and we do have very competitive rates out of season, when it is still so warm.

How do damage deposits work?

If Steve (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
